Ledbury is a charming and expanding market town in the east of the beautiful county of Herefordshire.

The town has many amenities: Post Office, doctors’ surgery, supermarkets, independent retailers, farmers’ markets, sports facilities, a theatre and many cafes and restaurants.

Hereford, Birmingham New Street and London Paddington can all be reached from the Ledbury railway station, less than a quarter of a mile walk from the property.

The Malvern Theatres, Hereford Courtyard Theatre and the myriad Festivals in Cheltenham are all within easy reach.

Local walks through beautiful countryside are easily accessed via the network of public footpaths that radiate from the town.

The area offers a wealth of schools, both private and public, including a primary and secondary school which includes a sixth form, within the town, and The Elms School and The Downs School, in nearby Colwall as well as the prestigious Malvern College and Malvern St James schools.

A second door, with glass lights above and to the sides, opens into the main hallway, carpeted, with wood panelling to one side wall and with a wide archway near the staircase.

To the left as you enter the main hallway, is the sitting room, with a bay to the front, east-facing elevation, with sash windows and secondary glazing, and a more modern window to the south-facing elevation.

The focal point of the room is the Edwardian fireplace, red brick with oak surround and mirror set into the overmantel, elegantly framing the slate hearth and wood-burning stove.

Further along the hallway is the dining room, with a built-in cupboard, a period fireplace with overmantel and mirror, green tiles and floral tiled inserts, currently framing an electric heater.

There is a window to the south elevation and French doors opening out to the covered rear patio, where west-facing views along Newbury Park to the disused railway embankment draw the eye even further through the trees towards the Marcle Ridge.

An archway leads from the main hallway into a central hall where there is space for coats, access to understairs storage, and a pantry with shelving and space for an under-surface fridge.

This central hall opens into the rear hall, which leads to the rear patio; the rear hall has tiled flooring and space for a boot rack, ideal for wet and muddy days.

The kitchen-breakfast room, towards the rear of the house, has traditional red and cream floor tiles in a geometric pattern.

There is an original built-in corner cupboard, a range of kitchen units with space for up to five white goods under the counters, a Franke stainless steel sink and drainer, Indesit oven and grill and a five-ring gas hob and tiled splashbacks.

Windows to the south elevation keep this family space bright and well-lit.

A sliding door opens from the kitchen into the utility room, which has space and plumbing for a washing machine and a further door opening into the downstairs cloakroom.

The staircase, featuring the same elegant motifs as the front gate, rises from the main hallway to the bedrooms, shower room and storage on the first floor.

A traditional four-panel door with brass handle and fingerplate opens into the main bedroom to the front of the property, with sash windows in the large bay, and a further window to the side, a large oak wardrobe, and a washbasin set into a vanity unit.

The fourth bedroom, adjacent to the main bedroom, would also make an ideal nursery; this room, with views across the road towards woods to the east, is currently used as a study.

Adjacent to this room is a large storage cupboard.

Along the landing is the second bedroom, with views southwards and towards the hills to the west, ample built-in wardrobes and a washbasin set into a vanity unit.

The WC is separate to the adjacent family shower room, the latter having a large walk-in shower with black stone-effect wall panels to offset the white tray.

There is also a bidet, a heated towel rail and a wide, elegant washbasin with black splashback to match the wall panels.

To the rear of the house is bedroom three, a good-sized, dual-aspect double bedroom, washbasin in vanity unit, with floral tiled splashback, space for a set of drawers under the counter, a built-in double wardrobe and ample space for further bedroom furniture.

There are two attic spaces in the property, one at the front of the house which is boarded and has a central light fitting and a west-facing velux window.

The other is over bedroom three which is boarded and has a light. Both have hatches with drop-down ladders from the ceiling on the landing.

Outside The front garden has mature laurel hedging to the main road, for privacy, with shrubs and topiary adding year-round interest.

There is a gate leading to the side terrace adjacent to the house, and steps down to a parterre, the first of several garden rooms, where red-brick paving complements the green box hedging that forms frames for a variety of small trees.

Further steps lead down, past a dense mature hedge of rosemary, into a garden room with a Mediterranean feel, featuring a tall palm tree, a fig tree against the south-facing wall and an open area suitable for entertaining or for further planting.

Steps lead down again to the summer house, a charming wooden cabin offering a retreat in the garden. There are also herbaceous borders and a wooden shed in this section.

Two steps lead down into an ornamental garden and to the aluminium-framed greenhouse, where there are apple and pear trees.

Four cherry trees draw the eye towards the vine- and rose-clad walkway adjacent to the parking area, where there is ample space for several vehicles.

The terrace between the parking area and the house is partly covered, and has an outdoor tap, an outdoor Belfast sink and a log store.

The rear patio, adjacent to the rear entrance hall, offers a sheltered space that is also accessible from the dining room.
