Osmington, Weymouth, Dorset, DT3 6EL

An appealing Grade II listed mid-18th century detached thatched cottage, which blends historic charm with all the comforts of modern-day living.

Originally two dwellings, this beautifully presented cottage has been thoughtfully updated but retains period features including carved stone fireplaces, deep cills, and beautiful stone arched doorways.

On a practical note, many of the rooms have oak doors, casement windows with shutters, good ceiling heights and charming views over its pretty walled garden and villagescape beyond.

A part-glazed stable door opens into the thatched PORCH with space for coats and shoes. The tongue and groove panelling, exposed stonework and a front window create an inviting first impression.

A door leads to the INNER HALLWAY with stairs to the first floor.

Following on is the front-facing DINING ROOM, a truly charming space, rich in atmosphere and perfect for entertaining or family suppers.

Of particular note is the imposing central stone fireplace, (currently unused) with a carved quatrefoil panel and leaf-scroll trim.

A stone arched doorway with adjacent exposed stonework leads to the double-aspect KITCHEN/BREAKFAST ROOM with painted timber wall and base cabinets, beech worktops, double butler sink and integrated Bosch appliances.

A cupboard houses the Worcester gas boiler. There is space for a small breakfast table by French windows with an elegant wrought iron scrolled grille.

The adjoining UTILITY ROOM with side window and stable door to the garden, offers space and plumbing for a washing machine and tumble dryer.

Opposite is the SHOWER ROOM with shower cubicle, basin, W.C, and obscured glass window.

From the dining room, a further stone arched doorway opens to the welcoming and elegant front facing SITTING ROOM featuring a handsome, classical style, carved stone fireplace with inset wood-burning stove and flagstone hearth.

An opening leads to the useful SNUG/STUDY with fitted cupboards. French doors lead to the sheltered rear garden.

Stairs rise to the first floor, where there is a long LANDING with rear window and a charming plate rack shelf, a cupboard housing the hot water cylinder and timber flooring, which extends to all the bedrooms.

The generous PRINCIPAL BEDROOM is dual aspect with ample space for furniture.

BEDROOM TWO, also a double, is to the front, and benefits from a linen cupboard and a recessed cupboard with shelf and hanging space, plus loft access. BEDROOM THREE is a single, front-facing room.

The BATHROOM is fitted with a white suite comprising a panelled bath with shower mixer tap, basin, W.C, heated towel rail and obscured window.

Outside The cottage is approached from the village lane through brick pillars and a wrought-iron pedestrian gate, which leads to the charming shingle and paved garden.

Beautiful old stone walls and a mature Yew hedge enclose the garden providing privacy. Established shrubs and a climbing rose add softness and seasonal colour.

The delightful rear garden is equally secluded, enclosed by natural stone walls and paved for easy care.

A crenellated side wall with a timber door provides access, along with rear access and a discreet bin store.

Raised stone-edged borders planted with mature shrubs and flowers create an inviting setting for outdoor entertaining. A garage and parking space lie further up the lane.

Nutmeg Cottage to the rear has right of access over the rear garden for essential maintenance to their boundary wall. Access would be arranged in advance. Please ask office for further details.
