Church Road, Penn, High Wycombe, Buckinghamshire, HP10 8EX

An extended 18th-century four bedroom lodge with a restored and updated interior with three reception rooms and three bathrooms in an enclosed established garden with driveway parking and a double garage, situated on the edge of a noted Buckinghamshire village.

The core of this period house is a 18th-century lodge, which explains some early features and its name.

Following the original building, the elevations are built of knapped flint with brick detailing, under a clay tile roof, the diamond patterning of which is appropriate in an area known in the 14th century for making tiles (the mediaeval makers dug clay from an area near Penn, now known as Tylers Green).

The house has been extended and refurbished, creating a home that is practical, but which retains a connection with its history.

The brick fireplaces in the family room and the entrance hall are authentic, as is the tiled floor, intact beneath the hall carpet and exposed beams.

Modern additions have been sensitive - oak latch and brace doors, a bespoke oak staircase, and the limestone flooring and hand-built kitchen, with its timber-framed entrance - feel in keeping, while facilitating a comfortable, contemporary lifestyle.

About The House cont'd   For the period, an unusually wide front door with an antique bell pull, opens to the 18th-century part of the house - the entrance hall and family room.

This hall has an opening to the kitchen area, partially glazed double doors to the sitting room, and a door to the family room.

It also accesses the stairwell with windows at the front and side, with a handmade oak staircase, and deep understairs storage.

The sitting room opens to the study; the kitchen area has doors to the walk-in pantry and to the rear entrance hall.

This has an stable door to the covered porchway, as well as doors to the utility room, the cloakroom, and the boiler cupboard.

The first floor landing, with exposed beams, accesses the four double bedrooms, the family bathroom and a storage cupboard housing the Megaflo system.

The principal bedroom, overlooking the garden, leads to the dressing room and en suite bathroom. Entrance Hall   The nearly square over 11 ft.

wide entrance hall has an exposed brick wall with a modern exposed beamed entrance to the kitchen/dining room. Beneath the carpet is the original encaustic tiled flooring.

The original brick fireplace on a stone hearth has an inset double-sided wood burner. In the alcove on the left are hand-built floor-to-ceiling bookshelves behind two sets of painted double doors.

Kitchen/Dining Room   The open plan kitchen/dining room has tumbled limestone flags, recessed downlighting and a surround sound speaker system.

The bespoke kitchen was fitted by Martin Moore with a variety of built-in base and wall units with wooden interior shelving and Shaker style door and drawer fronts.

One side has a block wood work surface with an integral drainer, an inset butler’s sink with a filter tap, and a plate rack above.

The other side, beneath a mantel with a tiled back, is an Integrated Module gas AGA (practical in the summer), with further storage on each side and a granite work surface above.

The dual aspect dining area, added in about 2007, has glazed, oak framed French doors to the rear garden with flanking Evolution Flush double glazed windows, and another overlooking the side.

Above the current position of the dining table is an oak framed ceiling lantern. Doors open to the walk-in pantry and to the rear entrance hall accessing the utility room.

Pantry/Dining Rm   A door from the dining area accesses the walk- in pantry which has a window at the side and an exposed flint and brick wall.

Matching the kitchen, there are Shaker style base units with drawers and doors, wicker storage drawers and wooden shelves.

There is a wooden block work surface and space and plumbing for a full-size American style fridge/freezer.

Conveniently off the rear hall is the utility room which has a window overlooking the side, above a butler’s sink inset in a wooden block work surface.

There are base and wall units and space and plumbing for a washing machine and a dryer.

A cupboard houses the Baxi gas central heating boiler, which heats the mainly column radiators throughout the house. Sitting Room   The over 17 ft. by nearly 11 ft.

sitting room has a box bay window overlooking the drive and hedges beyond.

Once an inglenook fireplace, the exposed lintel above and the herringbone brickwork at the back of the fireplace have been retained, with some of the original ironwork.

A structural, exposed beam bisects the ceiling above the fireplace. There is an inset multifuel burner on a stone hearth.

Accessed from the entrance hall via double, partially glazed doors, the sitting room has an oak door to the study.

Study   Like the kitchen area, the dual aspect study, with two windows overlooking the drive, has connected surround sound speakers in the ceiling.

There are built-in, double-doored, floor-to-ceiling cupboards with bookshelves. Cloakroom   The cloakroom is conveniently accessed from the rear entrance hall.

There is an obscured window at the side and a modern two piece suite, with a square basin set on a painted modern wooden storage unit with open shelves and a cupboard.

Family Room   Accessed from the entrance hall, the family room, currently used as a play room, has a window at the front and a box bay window overlooking the drive.

There is an original exposed brick fireplace which is open to the corresponding entrance hall fireplace and shares the other side of the two-doored wood burning stove.

Throughout the house and in this room are moulded wooden skirting boards.

Principal Bedroom, En Suite and Dressing Area   At the head of the staircase the first door opens to the principal bedroom which has a window overlooking the rear garden.

There are exposed beams in the wall and a TV point (currently hidden). A latch and brace door opens to the dressing room, which also has a window overlooking the garden.

Another door opens to the en suite bathroom with two windows overlooking the drive, a pair of contemporary basins sharing a hand-made base with cupboards below, a WC, a heated towel rail radiator and an Amtico floor.

The walk-in double shower has slate tiles and there is a Victoria and Albert freestanding roll top bath with modern taps over the centre.

Bedroom Three and Family Bathroom   A turn in the landing reaches the almost square bedroom three, which has a smaller window overlooking the rear garden and a long run of four lower placed, connected windows overlooking the drive with an exposed structural timber above.

The refitted family bathroom has exposed beams, Amtico flooring and the same freestanding bath as the principal en suite, but here raised on four wooden blocks and with a shower above and a continuous rail with a shower curtain.

There is a matching modern pedestal basin, a WC, and a heated towel rail.

Bedroom Two and Bedroom Four   Bedroom two, currently used as a guest room, has the chimney breast creating an alcove in the room at an angle to a window which overlooks the front.

Bedroom four, like bedroom two, is in the old part of the lodge, and is accessed via an angled door.

Double Garage/Workshop/Gym   The detached, brick under tile garage has two up and over doors, a painted concrete floor, power connected, and an electric vehicle charging point.

Currently it is divided into two spaces.

The garage with a window over the garden and accessed by a personnel door from the drive is currently used as a workshop and has fitted shelving and a bench under the window.

There is access to a boarded loft space currently used for storage.

A further oak door leads to the gym which has recessed down spotlighting, Adax electric wall heaters, tiled gym flooring, and a window over the garden.

(The second garage door is still in place and the double garage could easily be restored if required.) Gardens   The enclosed plot wrapping round the house and the established gardens at the rear are integral to its sense of completeness.

From Church Road, an opening in clipped boundary yew hedging accesses a gravelled drive with off street parking for at least six cars.

The drive passes along the front of the house and round the side to the garage.

There is gated access between the garage and the house to a granite cobbled area with a covered porch that shelters the rear external door.

A path of cobbles continues along the back of the house with steps to a cobbled patio area.

Brick walls retain the garden which is mainly laid to lawn with a further patio in one corner, a child’s play area with a wooden climbing frame, and a two-storey Wendy house secreted in the shrubs.

The garden is enclosed by clipped mixed beech, yew and laurel hedging and nearby trees provide privacy.

The beds have a variety of established herbaceous plants and shrubs and there are raised beds retained by (truncated) Situation and Schooling   Penn is a village in an Area of Outstanding Natural Beauty.
