Royal William Yard, Stonehouse, Plymouth, PL1 3PA

A stunning Grade I* listed two bedroom apartment in the prestigious Clarence building at Royal William Yard in Plymouth.

An award winning development by Urban Splash, Royal William Yard is a historic site of former maritime buildings, now converted into an eclectic mix of residential apartments and townhouses with restaurants, cafes, art galleries, an Everyman Cinema and gym.

There is a popular monthly food and craft market held on 'The Green', as well as regular seasonal events including the 'Illuminate' Festival and various Christmas markets.

During the summer there is a regular ferry service to the Barbican and Mount Edgcumbe, or if you are feeling more adventurous you can hire a paddleboard from South West SUP or go for a sea swim at Firestone Bay.

The apartment itself is located on the first floor of the building and has been beautifully finished by the current owner, being only one of a handful of properties in Clarence to benefit from a water-facing balcony.

The apartment is well laid out to make the most of the views, with the main living space and both bedrooms facing out across the water, with incredible westerly views over to Mount Edgcumbe.

You enter to a spacious hallway with storage cupboards and can immediately see the quality of the finishings throughout the space, a stylish mix of original features with modern fittings and newly fitted overhead track lighting.

The living space is open plan and a fantastic space for entertaining, with plenty of room for a large dining table as well as a seating area.

The wooden floors have been sanded and filled with wooden fillets to insulate and enhance the natural look of the apartment.

The kitchen has been opened up into the room and offers a good array of storage with built in appliances, plus a separate utility/larder room.

An office area with plenty of shelving has also been created in a quiet corner for anyone needing to work from home. There are two double bedrooms, both with fitted wardrobes and exposed stone walls.

The main bedroom has a spacious en-suite bathroom with modern suite.

There is also a further bathroom which is bright and has been newly tiled, with reclaimed flooring and shelving, a luxurious double walk in shower and a stained glass window allowing light from the hallway.

As mentioned previously the apartment has a private balcony which is a beautiful spot to sit and take in those panoramic views.

The owner currently rents a parking space privately from a neighbouring property, which we understand can be arranged for a new purchaser.

Additional permits are available to purchase via the management company. Communal entrance door to lobby, stairs to first floor.
