The Round House South Downs, Stoke Gabriel, Devon, TQ9 6RJ

Lifestyle home set in 24 acres of woodland with direct access to the River Dart located within close proximity of a popular village.

Description Positioned within the tree canopy in an elevated position above The Mill Pool, this exceptional home is set within approximately 24 acres of enchanting woodland, water meadows and a meandering stream.

The property combines seclusion and natural beauty with the rare benefit of private river access and a mooring on the Dart.

Sympathetically converted from a substantial stone-built threshing barn, the property has been subsequently refurbished since 2020, with improvements extending to landscaped gardens, a woodland management programme creating a home that balances character and contemporary comfort in a truly magical setting.

The interiors are generous and versatile, with a striking kitchen/family room at the heart of the house, defined by exposed stone walls, vaulted ceilings and a sense of space and light.

The kitchen is beautifully appointed with quartz work surfaces and double ovens, complemented by a separate utility room with extensive storage and appliance space.

French doors open from the main living space to a private terrace, perfectly placed to capture views across the Mill Pool.

A mezzanine entrance hall leads to a guest cloakroom and enjoys an open outlook over the living space below. From here, a staircase leads down to the kitchen/family room.

A central spiral staircase rises to a galleried sitting area with a bay window framing waterside views.

The principal bedroom suite adjoins, complete with a luxurious en suite featuring a freestanding bath and shower.

The lower ground floor provides two further double bedrooms, two bathrooms and a light-filled morning room or study.

The property is approached by a long driveway with delightful views over the Mill Pool, culminating in ample parking.

The landscaped gardens include formal planting, lawns and a sun terrace, creating an inviting setting for outdoor entertaining.

A substantial Green Oak barn with solar panels and battery storage offers excellent machinery and log storage, while the surrounding woodland walks reveal carpets of bluebells and wild garlic in spring, opening onto a peaceful seating area with views towards the Dart.

A woodland track leads directly to the foreshore, providing access to the River Dart and the private mooring – a rare and privileged feature in such a setting.
