A charming period farmhouse set in over 12.9 acres of gardens, paddocks, and countryside offering privacy, potential, and rural tranquillity.

Description Believed to date to circa 1700, Ladymead Farm is an immensely characterful period home that has evolved over time, with two significant later additions extending the original farmhouse to over 3,880 sq ft.

Retaining a wealth of historic charm, the property features exposed beams, flagstone floors, and four working fireplaces, including an efficient Jetmaster inset within the sitting room fireplace.

The spacious and versatile accommodation offers excellent proportions for family life and entertaining.

On the ground floor, there is a 28'3 drawing room, 24'9 sitting room, a dining room, and a generous farmhouse kitchen with Aga. Adjoining which is a former diary used as a larder and cold room.

The kitchen has a separate utility room with sink and houses a washing machine and oil fired boiler. There is a cloakroom, and two separate studies which complete the downstairs layout.

Upstairs are five bedrooms and three bath/shower rooms, offering plenty of space for larger families or visiting guests.

The house has been lovingly maintained and lived in by the current owners for over 30 years and has often served as the welcoming hub for large family gatherings.

The Grounds Approached via a long, sweeping driveway flanked by paddocks, Ladymead Farm enjoys an exceptional sense of arrival, privacy, and seclusion.

The predominantly level grounds total just over 13.16 acres, including beautifully tended lawns, an enclosed kitchen garden, and a series of fenced paddocks ideal for equestrian buyers or smallholding use.

The front elevation of the house is especially attractive and well-balanced, giving the property real presence and charm.

There are a variety of extensive outbuildings, garaging and stores that bring the total built area to approx. 6,244 sq ft.

These offer superb scope for storage, workshop use, or conversion (subject to permissions).

One outbuilding, the former cowshed, previously had planning permission for residential conversion which has since lapsed.

This may offer untapped development potential for a future owner, subject to reinstating consent.

There is also a grass keep agreement over approximately 11.39 acres, which currently runs from the 1st March to 31st December.

The house offers scope for modernisation in parts, giving future owners the opportunity to update and personalise the interiors to suit their needs.

A substantial attached storage barn, accessed directly from the utility room, offers further flexibility.

It includes a gardener’s WC, a workshop, and enormous potential for a variety of uses, subject to the necessary consents.
