Wood Lane, Mobberley, WA16 7NJ

An exceptional large detached house in a wonderful rural position with superb open views, situated on a pretty no through country lane, extended and refurbished throughout and sat within truly immaculate gated gardens and grounds of around 2.2 acres, positioned in a very convenient location in between Knutsford, Wilmslow and Hale.

Gorstycroft is a superb family house, immaculately presented, and standing in the most wonderful gardens and grounds on this quiet country lane.

Acquired by the owners in 2004, and subjected to a back to brick refurbishment including extensions, alterations and reconfiguring internally, no stone was left unturned at the time of its acquisition.

Some 20 years on, the house has been meticulously maintained and is immaculately presented throughout, there are many features worthy of note, but in particular the gardens and grounds are an absolute delight.

The house sits slightly elevated from the road, set well back from Wood Lane, with remote gates and a large gravelled driveway providing wonderful parking and leading to a substantial detached garage block.

The lawned gardens are absolutely immaculate, they surround the house with a wonderful long backdrop to the rear, and are superbly manicured with shrub borders and a number of mature trees.

A large entertaining terrace runs along the entire length to the rear of the house.

Beyond the formal lawn which although once was a paddock has now been close clipped into garden, is a 0.5 acre area of useful utility woodland suitable for a variety of family uses.

There is also a substantial tool shed. Internally, there are three ground floor reception rooms, four good sized first floor bedrooms and two bathrooms (one en suite).

The house extends to around 3,000 sq ft internally and is a really good shape, but could potentially be further extended, particularly at ground floor level off the kitchen area and utility area, to create that large open-plan kitchen dining living space many buyers seek today.

We are advised by the owners that the house still retains its permitted development rights, which is important for such work, and provides the opportunity to erect garden buildings or annex accommodation without formal planning permission, albeit it by a different process.

The centre piece of the house is a superb galleried hall - a wonderful bright two storey space with feature staircase and a polished slate floor, with large double entrance doors open to the front and the hall accesses all of the ground floor reception rooms.

There is a downstairs WC.

The main sitting room is a wonderful formal lounge, currently configured as a snooker room and dining room, it enjoys a bright and sunny dual aspect with full length windows to the front, and a double set of French doors leading out to the rear terrace, and there is an engineered oak floor.

The second good sized reception room is a further large sitting room or family room, again with french doors leading out to the rear terrace and there is a fully fitted study with cabinets by Neville Johnson which overlooks the front of the house, with a range of fitted open-fronted bookcases, cabinets and twin desk units.

The kitchen/breakfast room has an adjacent good sized utility room with boiler, and is fitted with a range of natural wood fronted base and eye level cabinets with contrasting work surfaces, a built-in sink unit and range cooker.

Further appliances include a Neff double oven and a built-in dishwasher.

A honed slate tiled floor is a real feature, there is space for a good sized breakfast table and French doors to the rear terrace. The first floor landing is a real feature.

There is a high vaulted triangular window overlooking the front and space for two chairs here with lovely views over open farmland to the front.

The main bedroom sits to the rear of the house with two large windows overlooking the gardens, a range of built-in wardrobes and a large en suite bathroom.

This bathroom with natural stone tiled surround includes a large walk-in shower enclosure, bath by Duravit, double wash basin on a plinth and close coupled WC.

The main guest bedroom has an extensive range of built-in wardrobes with a chest of drawers and two large windows overlooking the front, and the remaining two bedrooms are both good sized doubles - one overlooking the front, one to the rear and they share a large family bathroom, again with polished stone tiled surround, bath, concealed cistern WC, walk-in shower enclosure and sink on a plinth.

The garaging is a large block with rolling up and over electric door and a large tool shed/tractor store to the side.

Services: Drainage is to a shared (with the neighbour) sewage treatment plant newly installed in 2025, with a warranty.

There is an abundance of ground level lighting both internally and outside, providing a lovely backdrop, particularly in the evenings and at night time. EPC Rating: E
