New Road, Beer, Seaton, Devon, EX12 3HS

1 East Croft is a particularly attractive home which forms part of The Croft, an impressive late Victorian residence dating to circa 1898.

It lies on the eastern slopes of the village and gains spectacular views over the rooftops to the sea, as well as taking advantage of all of the afternoon and evening sunshine.

The property has an exceptionally handsome front façade which is of classic proportions and is dominated by its large bay with heavy stone mullion windows with hood moulds and high chimney stacks.

It represents a rare opportunity to acquire a portion of one of Beer’s finest Beerstone residences and is one of only a handful nestling on the leafy slopes of the valley.

The property itself has been the subject of a omprehensive programme of renovation and improvement in recent years and is found in excellent decorative order with great care and attention given to the fittings and overall finish.

The rooms are of elegant proportions and worthy of particular mention is the exquisite 25’ drawing room with its open fireplace, ornate cornicing and frieze, and archway through to the seated bay window.

A more modern feature is the open glass and oak staircase which divides this room from the stunning contemporary kitchen which is beautifully fitted with high gloss units under quartz work surfaces and has a large central island with breakfast bar and integrated appliances.

To the first floor there is a superb large principal bedroom with exceptional views to the sea and an en-suite shower room.

There is also a second bedroom which has a bridge over to the terraced rear garden and a more traditionally fitted bathroom which features and freestanding rolltop bath.

To the second floor there are two further double bedrooms, one of which has an exposed Beerstone wall with some brick detailing to the gable end, and a modern fitted shower room. GARDENS & GROUNDS.

The property is approached over a tree lined driveway from New Road which winds its way up to a parking area where there is space for one vehicle besides the house.

There is also a further area of parking to the east for 3/4 vehicles, a garden shed and a storage area for logs.

To the front of the property at a lower level is a decked terrace with a Jacuzzi hot tub and this takes full advantage of the spectacular views over the rooftops to the sea.

It is worth noting that there is planning approval to double the size of this terrace and the application can be viewed on the East Devon Planning Portal using Ref: - 22/0339/FUL.

To the rear of the property and accessed over a bridge from one of the bedrooms is a sheltered terraced garden with composite decking and steps rising to two seating areas. SITUATION.

Beer nestles on the World Heritage Jurassic Coast and is a typical example of an unspoilt Devon fishing village with a wealth of history attached to it.

It has a past steeped in tales of sea faring and smuggling and the quarried stone in Beer (of which East Croft is constructed of) has been used in many historic buildings such as Exeter Cathedral, St Paul’s Cathedral, and parts of Westminster Abbey and the Tower of London.

It has a variety of shopping and recreational amenities which include restaurants, public houses, post office, galleries, primary school and sailing club.

Glorious country and coastal walks are close at hand over the myriad of footpaths in the near vicinity and the popular South West Peninsular Coastal Path stretches (for some 80 miles) along the south coast from which there are dramatic views over this ancient coastline.

Some 8 miles to the West is the larger Regency town of Sidmouth which is one of East Devon’s premier coastal resorts.

It has beautiful parks and walks and an extensive variety of shops including an out of town Waitrose. It also has a cinema, theatre and range of sporting facilities.

Exeter, the county town, is approximately 25 miles to the West and has an excellent shopping centre, sport and leisure facilities, university, main line rail link to London (Paddington) and international airport.

Colyton Grammar School, one of the country’s top mixed state schools is also within easy reach, being about 4.5 miles away. DIRECTIONS.

On the A3052 travelling in an easterly direction between the towns of Sidmouth and Seaton, take the right hand turning at Hangmans Stone signposted Beer 3174.

Proceed for about two miles dropping down Court Barton Hill and turn left at the junction on to New Road.
