Pretoria Road, Leytonstone, London, E11 4BD

This two-bedroom ground-floor period conversion flat enjoys an open-plan kitchen and living room, as well as its own private garden.

Set in a detached Victorian house on a quiet tree-lined residential street, it’s close to both Tube and Overground stations, with a host of local shops, pubs, cafés and good schools nearby.

In recent years, the property has been renovated with beautiful engineered-wood parquet flooring and stripped-panelled doors.

The current owners have also decorated the flat with Farrow & Ball or Lick paints throughout, installed new flooring, fitted a new kitchen in May 2022, and a new bathroom.

The building’s roof was replaced in early 2026 for extra peace of mind.

With a grey-and-white-painted brick exterior, the property sits behind traditional-style iron railings and features bay windows and a panelled front door.

STEP INSIDE – SPACIOUS & COSY Entry to the flat is through a short communal hall, with an internal front door leading into the living room where light floods in through the double-glazed square bay window, currently fitted with white venetian blinds.

Walls in Lick’s ‘Greige 01’ – a calming matt green – warm white coving and dado rails, and pair with attractive ash herringbone flooring, echoed by the bookshelves built into the two wide alcoves.

Having no building directly opposite means that the living room looks out onto open space, adding to the sense of airiness and light, along with a high ceiling and a central pendant.

The adjacent kitchen is fitted with contemporary white Wren cabinetry, a wooden worktop and glossy white handmade metro splashback tiles.

Under-unit downlighting and spotlights ensure perfect illumination for cooking, served by a Zanussi induction hob and oven, a Smeg extractor hood, and a double butler sink with traditional brass tapware.

A vertical column radiator warms the breakfast bar mounted to the wall, and you’ll also find a nook for a freestanding fridge-freezer with a wine rack above, and space for a washing machine.

Beyond, a hallway with a handy storage cupboard leads to the bathroom.

A blend of contemporary styling with antique brass fixtures and fittings, it includes a large bath with a rainfall showerhead and a handheld attachment above, a coordinating vanity basin unit, a close-coupled toilet, and a heated towel rail radiator.

At the same time, Farrow & Ball’s ‘Setting Plaster’ combines with white metro wall tiles and geometric-patterned floor tiles for a clean, stylish look.

At the back, the two good-sized double bedrooms benefit from views onto the garden through large windows with venetian blinds.

Both are bright and airy and were upgraded with new contemporary flooring in 2023.

The primary bedroom is painted in Lick ‘Green 02’ – a soft mid-green tone – to the coved walls, while bedroom two is decorated in Lick ‘Beige 01’ for a muted palette.

OUTDOORS – DINING UNDER THE ARCHES The primary bedroom opens onto the 31-foot garden, which captures the morning sun.

Enclosed on all sides by rendered walls, there’s an impressive view of the historic railway viaduct behind, which is covered in foliage in spring and summer, providing a beautiful backdrop to evenings spent dining al fresco on the timber deck.

A low-maintenance, loose-slate area could easily be converted into a lawn, while a wooden shed provides valuable storage, and a well-established lilac bush grows along the right-hand wall.

A NOTE FROM THE OWNERS ‘We have had an amazing four years here, transforming the flat into a homely space which has been perfect for starting our family.

We love the location, just a short walk from both Leytonstone and Leyton Midland Road stations, making it very easy to get into central London.

We also love that there are so many coffee shops, pubs and restaurants within easy reach.

We will very much miss having Unity's delicious coffee and pastries practically on our doorstep.’ GETTING AROUND The property is exceptionally well-connected, including plenty of bus routes stopping in nearby Grove Green Road.

Between Leytonstone Tube and Leyton Midland Road Overground, the home is an easy 12-minute walk to both stations – making short work of getting into central London or Canary Wharf.

It’s also convenient for trips to Camden, Hackney, Hampstead, and Stratford – where you’ll find retail therapy at Westfield and the wide-open spaces of Queen Elizabeth Park.

IN THE NEIGHBOURHOOD Pretoria Road – a friendly, community-minded street – is just eight minutes’ walk from the wonderful village scene on Francis Road, with shops, bars and delis, including Marmelo Kitchen for coffee and fresh bread, Yardarm for lunch or dinner and a fantastic wine shop, Phlox bookstore and Edie Rose florist.

Events are regularly held nearby, from the recent ‘Francis Road Lates’ featuring food trucks, cocktails, and discos for the kids, to Halloween parties and Christmas carols.

Several great pubs and bars – the Red Lion, The Northcote, Heathcote and Star, The Filly Brook and the renovated Leyton Engineer – as well as High Road Leytonstone’s restaurants and cafés, are all within a short wander.

Our local sellers also recommend Perky Blenders for coffee, Unity Café, Arch Deli, and the delicious fare at Mum Likes Thai Food.

At nearby Stratford, the new East Bank cultural hub includes world-class experiences, including Sadler’s Wells East Theatre, UAL’s London College of Fashion, and the V&A East Museum.
