A sweeping, tree-lined driveway winds through manicured lawns and mature planting, creating a true sense of arrival before the house even comes into view.

The grounds are what truly set this home apart. Expanses of lawn are framed by established trees, offering complete privacy and a peaceful, almost retreat-like setting.

There is space here not only to relax, but to entertain, to explore, and to enjoy the outdoors in a way few homes can offer.

A dedicated outdoor entertaining area provides the perfect setting for summer evenings — complete with seating areas and space for a pizza oven and BBQ gatherings.

Whether hosting friends or enjoying quiet family time, the setting feels wonderfully secluded yet effortlessly social.

For those who enjoy an active lifestyle, the grounds incorporate a private golfing practice area, while the sheer scale of the woodland offers endless potential for recreation — including the existing zip wire which adds a playful touch to the landscape.

In addition to the main residence, the property benefits from substantial outbuildings totalling approximately 1,242 sq ft, including garages, workshops and a garden room — offering flexibility for hobbies, storage, home working or further lifestyle use.

Perhaps most uniquely, Spruce Lodge enjoys private access directly into Newstead Abbey grounds, reachable in approximately ten minutes on foot — an exceptional feature for those who value countryside walks, heritage surroundings and direct connectivity to one of Nottinghamshire’s most iconic landmarks.

The internal accommodation is generously proportioned and well laid out, offering multiple reception rooms, four bedrooms and a balcony off the principal bedroom overlooking the grounds — but it is the setting that truly defines this home.
