About
Ref SB1434 Marketed By Samantha Bellingham Personal Estate Agent Welcome to Kent Road From the front, you’d be forgiven for thinking this was a fairly straightforward two-bedroom 1930s semi. It isn’t.
Yes, you’ve got the bay window, the two bedrooms and the proportions you’d expect from a house of this age – but you’ve also got a balcony off the kitchen, a really established garden below and a whole load of basement space underneath the house.
And that is what makes this one interesting. The current owner bought the property and undertook a pretty substantial renovation around 2020/21.
The kitchen and bathroom were replaced, alongside plastering, flooring, carpets and decoration, so the main house is ready for somebody to move into without immediately being faced with a list of expensive jobs.
Downstairs The lounge sits at the front, with that lovely big bay window doing what 1930s bays do best – bringing loads of light into the room.
There’s also a gas feature fireplace with a solid wood mantel. The kitchen is at the back, overlooking the garden, and was replaced as part of the renovation.
There’s a double oven, five-ring gas hob, integrated dishwasher and fridge freezer, plus an understairs utility cupboard with plumbing for the washing machine.
And then you open the back door… Rather than stepping straight into the garden, you step onto a south-east facing balcony overlooking it. I really like this bit.
You’re sitting up amongst all the established greenery, with the actual garden down below, and it gives the back of the house a completely different feel. Upstairs There are two bedrooms.
The main bedroom is at the front, with another little bit of original character in the cast iron fireplace, plus a recess ideal for wardrobes.
Bedroom two overlooks the garden and has its own storage cupboard.
The bathroom was also replaced during the renovation, with a bath, mains-fed shower with drench head, vanity unit, WC and heated towel rail.
But we need to talk about downstairs downstairs… Because underneath the main house are the basement rooms.
They’re not currently additional living accommodation, and i’m absolutely not going to pretend they are. What they are is a lot of additional space.
Workshop, gym, home office, hobby space, storage – or perhaps something more ambitious in the future.
Similar houses have made different uses of these lower-ground spaces, but if you wanted to properly convert them, you'd need to do your homework and establish what works and what permissions or consents may be required.
For me, though, having that space there is a huge bonus. The garden If you like perfectly symmetrical lawns and not a leaf out of place, you might want to bring your secateurs 😂.
If, however, you like an established, leafy garden with mature trees, shrubs, lawn and plenty of privacy, this one has bags of potential.
There’s a patio area, shed and plenty of room to make it your own, while the balcony above gives you another completely separate place to sit outside. And where are you?
Kent Road puts you within a few minutes’ walk of Mapperley Top, so you’ve got shops, cafés, restaurants, bars and everyday essentials close by, along with regular bus routes into Nottingham.
And that, for me, is the appeal here.
It works perfectly well as a renovated two-bedroom home today – but the garden, balcony and all that space underneath mean it offers considerably more than the frontage initially gives away.
And there’s no upward chain.
5 things to love about 122 Kent Road Having Mapperley Top around the corner Coffee, dinner, drinks, shops or just popping out for something you’ve forgotten – being able to walk there in a few minutes makes everyday life that bit easier.
That garden Mature, leafy and established, with trees and planting giving it a completely different feel to a blank-square-of-lawn garden. There’s loads here for someone who loves being outside.
Your own little balcony Straight out from the kitchen and overlooking all that greenery below – morning coffee, a glass of wine after work, or somewhere to sit while dinner’s cooking.
More space than a two-bed first suggests The basement rooms are a massive bonus for all the stuff that comes with life – bikes, tools, hobbies, storage – with plenty of potential to explore what else you might do with them in future.
A home you can grow into For a first-time buyer or couple, you’ve got a house that’s already been renovated, two bedrooms, a proper garden and that additional space underneath – so it doesn’t feel like somewhere you’d immediately outgrow.
