Agent Reference TS0571 Window Seat, Woodsmoke And Wonderful Views - This Picture-Perfect Period Cottage Feels Like A Big Warm Hug.

A lovingly restored Grade II Listed retreat with bespoke interiors, panoramic views and carefully crafted features - close to Barkisland village life.

This is the kind of place that instantly makes you feel at home.

A stone cottage that’s stood the test of time since 1720, now beautifully updated with handcrafted joinery, a proper farmhouse kitchen, and an open stone fireplace with a crackling multi-fuel stove.

It’s got just the right blend of character and comfort – with thoughtful modern design and a real sense of home.

You’ll find double glazed sash windows with stone mullions, exposed beams and clever bespoke storage throughout.

The sitting room’s a cosy, south-facing spot with an exposed staircase and a multifuel stove.

The kitchen has all the right ‘period cottage’ ingredients – a gas Aga, Belfast sink, and stable door straight out to the garden.

There’s even a built-in dresser and plenty of space for family dinners or lazy breakfasts with the Sunday papers.

You may be surprised to learn there are two proper double bedrooms upstairs, each with built-in storage.

The main bedroom has a lovely window seat – perfect for your morning cuppa with a view across the valley.

The bathroom’s been updated with a bit of stylish modern flair: A jacuzzi-style bath, built-in vanity units and more of that clever, custom-made storage.

Outside, you’ve got cottage gardens front and back.

The rear space is tiered to make the most of the hillside location, with stone patios, a little herb garden, a sunny deck, and even a greenhouse with a shed tucked behind it.

There’s parking available too – right in front of the front gate.

Krumlin might feel delightfully rural, but you’re only a few minutes from Barkisland with its village pub, post office, cricket club and highly rated primary school.

The bus for secondary school also comes by the top of the lane, the kids might just need their wellies in winter!

The M62 is just a 15 minute drive away, and if you want to leave the car at home you’ve got buses to Halifax and Sowerby Bridge - the bus stop is only a 2 minute walk away on Scammonden Road.

If you're craving character, panoramic valley views and a home that just feels right – this gorgeous 18th century cottage is well worth a closer look.
