Sydney Place, Bath, Somerset, BA2 6NF

This elegant Grade 1 listed Georgian apartment, dating from around 1796, occupies a distinguished position within Sydney Place, one of Bath’s most desirable period addresses adjoining Great Pulteney Street.

Owned by the current owners for 32 years, the property has been carefully updated to enhance modern comfort while preserving its graceful period character.

‘We’ve enjoyed the space, the comfort and living in such an elegant Georgian home in one of the UK’s most beautiful cities,’ say the owners.

Arranged predominantly across the second floor, with a bedroom, shower room and useful storage cupboard on the first floor, the apartment offers generous and versatile accommodation.

The principal level includes a kitchen and dining room, drawing room, dining room, utility room/butler’s pantry, three further bedrooms – one currently doubling as a study, another as a snug/bedroom 4 – and a shower room.

High ceilings, large sash windows and beautifully proportioned rooms create an impressive sense of light and space throughout.

Recent improvements include secondary glazing, new bathrooms and updated flooring.

‘The snug has been a wonderfully quiet family room where we’ve made many lasting memories, while the convivial garden room and terrace have been perfect for relaxed gatherings with family and friends,’ the owners add.

Outside, communal gardens and the apartment’s private terrace enjoy sunshine from midday onwards with views towards Lansdown and Camden’s beautiful slopes, providing a peaceful city setting.

From the front, the apartment enjoys an outlook onto Sydney Gardens and the Holburne Museum. The property also benefits from two private parking spaces with gated access.

‘This is such a luxury for a city home,’ say the owners.

They add, ‘It’s also an ideal lock-up-and-leave apartment.’ Positioned just moments from Henrietta Park, the River Avon and the Kennet & Avon Canal, the apartment is perfectly placed to enjoy Bath’s outstanding amenities and surrounding countryside.

Bath Spa station, shops, cafés, cinemas, theatres and Bath Rugby Ground are all within an easy level walk, while the popular Pulteney Arms provides a welcoming community hub.

‘Pulteney Estates Residents Association fosters a strong neighbourhood spirit and contribute to making this an excellent place to live.’ ‘We’ve loved being part of such a friendly community, with residents who genuinely care about the area and one another.

‘With Jane Austen living at Number 4 from 1801 to 1805 and Lady Hamilton thought to have stayed at number 12, the place is steeped with history.’ ‘The views are constantly changing with the seasons, creating beautiful skyscapes and a wonderful sense of space.’ Additional Information: Please see Key Facts For Buyers on video link/media tab.
