A charming cottage set in idyllic countryside, moments from the North Coast and Rock and Polzeath.

Description Watergate is a charming and substantial period cottage, believed to date from the 19th century, occupying an idyllic position within acres of private landscaped gardens.

Set on the side of a valley, the property enjoys a light and airy feel, with principal rooms benefiting from a south-westerly aspect.

The accommodation has been thoughtfully renovated to provide comfortable modern living while retaining a wealth of period character.

The kitchen features an Aga-style cooker, slate flooring and a vaulted ceiling with exposed a-frames.

The dining room leads through to a generous sitting room, with multiple windows overlooking the gardens, creating a bright and welcoming space.

A further living room connects seamlessly with the garden, with French doors opening onto the lawn and extensive glazing offering attractive views.

Bedroom accommodation is well proportioned, with a principal bedroom featuring an en suite bathroom, together with three further bedrooms served by a family bathroom and a shower room and accessed via two staircases.

Within the grounds is a separate studio, currently used for storage, offering excellent potential for alternative uses, including a home office.

Watergate is set within beautifully maintained, mature landscaped gardens, offering year-round interest.

Established specimen trees and shrubs, believed to date from the 1950s, provide structure, colour and privacy throughout the seasons.

Flowering displays and climbing plants enhance the front elevation during the spring and early summer months.

In addition to the ornamental planting, raised beds offer a productive area for growing fruit and vegetables.

Location Set in a Cornish ‘hidden valley’ Watergate features a true plantsmans’ garden complete with pretty stream running through it (a tributary of the River Allen).

A real haven for nature lovers, the property lies on the boundaries of two officially designated Areas, one being an Area of Outstanding Natural Beauty along the North Cornwall Coast, and the second being the Area of Great Landscape Value of the Camel and Allen Valleys.
