The Old Byre, 25A, Pond Street, Grantham, NG31 8LJ

A beautifully restored 19th‐century barn conversion offering elegant contemporary living within a village setting.

Description The Old Byre is a superb and highly individual barn conversion, sensitively restored and re imagined creating a light filled contemporary home while carefully retaining the integrity and character of its 19th century origins.

Dating back to 1832, with its heritage proudly marked on the external elevation, the property displays a handsome blend of original brick and stone construction, complemented by modern hardwood cladding beneath a traditional pan tiled roof.

Internally, the house has been comprehensively renovated to exacting standards.

Sleek, modern interiors sit harmoniously alongside exposed beams, vaulted ceilings and thoughtfully retained architectural detail.

Engineered oak flooring flows throughout the principal living spaces, lending warmth, and continuity, while a soft, neutral palette allows the original features to take centre stage.

Within the home The property is entered via an impressive double height reception hall, a light filled and welcoming space enjoying a dual aspect and French doors opening directly onto the garden, creating a strong indoor outdoor connection.

An oak staircase rises to the first floor galleried landing, enhancing the sense of volume and light.

Beyond, the heart of the home is revealed in the spectacular open plan kitchen, living, and dining room.

Defined by a vaulted ceiling with exposed beams, a wall of south facing glazing and wide bi fold doors, this striking space is flooded with natural light.

There is ample flexibility for both relaxed seating and formal dining, making it ideally suited to modern family living and entertaining.

The bespoke kitchen is centred around a substantial island with striking granite worktops and informal seating.

Integrated Lamona appliances include twin ovens, induction hob, dishwasher, fridge freezer, and integrated bin storage, combining clean lines with day to day practicality.

A useful lobby provides coat and boot storage and leads through to a well appointed utility room with space for laundry appliances and a sink, in addition to a separate ground floor WC.

Also on the ground floor are two generous double bedrooms, both served by a contemporary family bathroom fitted with a stylish modern suite.

To the first floor, the galleried landing leads to the principal bedroom suite, which enjoys a sense of privacy and character, featuring original exposed beams, a walk in wardrobe and a well designed en suite shower room.

Bedroom two is also a comfortable double and benefits from views across the garden towards the village church beyond, together with its own en suite shower room.

Outside The Old Byre is approached via a private lane leading to wood screened gates which open onto a generous gravel driveway providing parking for up to six vehicles.

A further gravel approach to the front door offers two additional parking spaces and reinforces the sense of privacy and arrival.

There is also scoped to create a double carport, subject to the necessary consents.

The gardens are predominantly laid to lawn and have been thoughtfully arranged to offer several distinct areas for outdoor living.

A large principal terrace sits directly outside the bi fold doors of the kitchen, living and dining room and connects to the reception hall via French doors, making it ideal for entertaining and al fresco dining.

In addition, an original stone wall has been retained and incorporated to create a second, more secluded patio area, with potential for an outdoor kitchen or further seating.
