EPC: Band D The original part of Orchard Cottage is believed to date from the late 1800s and, over the years, the property has been extended, comprehensively refurbished and thoughtfully enhanced to create a superb and versatile family home.

Built with rendered elevations beneath a slate roof, the accommodation is particularly adaptable and presented in excellent order throughout.

All of the principal rooms enjoy a light and open outlook, with delightful views across the gardens, grounds and surrounding countryside.

An entrance hallway gives access to a cosy TV snug, with stairs rising to the first floor, and in turn leads to a comfortable sitting room with study off, together with a stunning triple aspect kitchen/family room and utility room.

The kitchen has been further enhanced with attractive granite worktops, providing both style and practicality.

There are two generous double bedrooms to the ground floor, one benefitting from an en-suite shower room, together with a 'Jack and Jill' shower room linking back to the study/fifth bedroom.

To the first floor are two further spacious double bedrooms, both enjoying lovely rural views, and a family bathroom.

All four bedrooms are capable of accommodating double beds, with fitted wardrobes added to provide excellent storage.

Oil-fired central heating is installed, supplemented by a log burner in the sitting room, and double glazing is fitted throughout.

Outside, the gardens and grounds are largely informal and predominantly laid to grass, complemented by established planting, fruit trees and spring flowers.

A newly created fenced pond and planted area to the rear provides an attractive feature and enhances the enjoyment of the outdoor space.

The outside space has been further improved with the addition of porcelain paving to the side of the house and an enlarged rear patio, creating excellent areas for al fresco dining and entertaining.

The timber summerhouse enjoys far-reaching views across the surrounding countryside, while the decking area has been attractively finished in a contemporary grey, providing a further seating area from which to enjoy the surroundings.

The property has benefited from a number of significant practical improvements, including the installation of a modern sewage treatment plant with associated drainage and electrical works, a Tesla Powerwall 3 battery storage system with power outage capability to complement the existing solar installation and an EV charging point.

To the front, new close-board fencing has been installed along one boundary, replacing the former hedge and providing additional privacy.

A private driveway, shared with the only neighbouring property, leads to a large tarmac parking area and single garage. In all, the grounds extend to approximately 1.2 acres.

Orchard Cottage occupies an elevated position at the end of a private driveway, shared with just one neighbour, and enjoys open views in all directions.

Located on the Somerset/Dorset/Devon border in a semi rural position the property is set on the fringes of a scattered settlement but within easy reach of a range of local amenities, including a small supermarket/post office, popular primary school, pub and social club.

The small town of Chard is some 3.5 miles distant catering for most daily requirements with a choice of major supermarkets, small retailers, educational and leisure facilities.
