Tair Erw Gain, Pontcanna, Cardiff, CF11 9FT

An outstanding, three storey, four bedroom, three bathroom house of style and quality in the sought after Laundry Quarter development, with accommodation arranged over three floors optimising light and space.

The heart of the house is a very large open plan kitchen family living space; positioned at the rear with wide glazed doors leading out to the garden, this is the kind of open plan family space that everyone wants.

The kitchen has shaker style units in dark grey with stone worktops and there is a full suite of appliances including fridge-freezer, two oves, induction hob, dishwasher, extra freezer, wine cooler and Quooker tap.

Loads of space for sitting and dining - a real family hub. Then there's a separate sitting room which has a shuttered bay window overlooking the front garden and has fitted bespoke cabinetry.

There is a downstairs wc, very well appointed. On the first floor are two en-suite bedrooms; the main bedroom has fitted wardrobes, a balcony and a large en-suite shower room.

On the second floor are two further good sized bedrooms plus a lovely family bathroom.

There's a small garden to the front with mature hedging providing privacy screening and there are two adjacent parking spaces.

The rear garden is lovely and private screened by vintage brick wall and includes lawn beyond a paved patio.
