Moorcroft This three-bedroom country home was originally built as a perry cider barn and now enjoys far-reaching views across a quintessential Herefordshire landscape, encompassing patchwork fields, orchards, the neighbouring village of Linton and, beyond, the commanding peaks of the Malvern Hills.

The cottage-style garden is equally enchanting, with swathes of rare blooms filling its well-stocked borders.

Inside, the charming sitting room features a beamed ceiling and handsome fireplace housing a log-burning stove, creating a wonderfully cosy and inviting space.

Location The sleepy village of Bromsash lies approximately four miles from Ross-on-Wye, a south Herefordshire market town renowned as the birthplace of British tourism, celebrated for its spectacular scenery and position above the River Wye.

Perched on dramatic red sandstone cliffs, the town offers an excellent array of independent shops and boutiques, restaurants, welcoming pubs and leisure facilities.

Closer to home, the neighbouring villages of Lea, two miles away, and Linton, approximately 1.5 miles away, provide a useful selection of amenities.

Both are home to highly regarded country pubs: The Crown Inn in Lea, now a recently refurbished gastropub, and The Alma Inn in Linton, which has been named Herefordshire camra's Pub of the Year four times since its current owners took over in 2015.

Lea also has a family-run village shop, garage and primary school, which is rated 'Good' by Ofsted.

Bromsash is well placed for access to the region's major road networks, with the A40 approximately 1.5 miles away.

Heading east, this provides a direct route towards Gloucester, Cheltenham and the Cotswolds, while westbound routes lead towards the M4 at Newport, providing convenient access to Cardiff and London.

The M50 also begins at Ross-on-Wye, offering a direct connection to the M5 and the wider motorway network.

The Home at a Glance Moorcroft has a fascinating history, beginning life as a stone barn used to store perry pears during the English Civil War.

With Cavaliers stationed locally, there was apparently a ready appreciation for the area's celebrated perry, and the barn played its part in keeping supplies close at hand.

Centuries later, the old stone ruin was sympathetically transformed into a three-bedroom home.

The story continues in the garden, where the current owners have planted a rare Moorcroft pear tree-the very variety from which the property takes its name.

Tucked discreetly behind a wall of richly coloured red sandstone-an evocative local material-Moorcroft is introduced through a welcoming entrance porch, providing a practical vestibule for shedding coats and shoes after enjoying the surrounding countryside.

Beyond, the hallway creates a natural sense of flow through the ground floor.

At the heart of the home, the dual-aspect sitting room is wonderfully light and inviting, with French doors opening onto the garden and wall-to-wall glazing drawing the outside in.

Despite its generous proportions, it retains a wonderfully cosy ambience, centred around a log-burning stove set within a hand-built brick fireplace, framed by an oak mantel and complemented by a characterful timbered ceiling.

The sitting room leads into the beautifully bright kitchen, where hand-painted dove-grey cabinetry is finished with decorative ceramic knobs.

The room is equipped with a one-and-a-half-bowl sink, mixer tap, provision for a dishwasher or washing machine, space for an American-style fridge-freezer and room for a range-style cooker.

A number of the appliances are also available by separate negotiation.

This is complemented by a useful cloakroom-cum-utility room, which provides additional appliance space alongside a WC, wash basin and Worcester Bosch combi boiler.

Upstairs, three well-proportioned double bedrooms provide comfortable accommodation.

The principal bedroom is particularly special, enjoying a panoramic outlook across the spellbinding surroundings, while a feature wall dressed in Chatsworth House wallpaper adds a distinctive touch of character.

Completing the accommodation is the family bathroom, fitted with a four-piece suite.

Outside, a charming courtyard sits immediately beside the sitting room, creating an idyllic setting for alfresco dining or an informal outdoor sitting area.

A log store is conveniently positioned here, while a pathway extends away from the house, passing alongside a well-established Chardonnay vine that thrives against the left-hand wall before continuing through a pretty pergola archway.

Beyond, the cottage-style garden unfolds around a level lawn, its borders generously planted with an eclectic collection of rare and unusual plants.

At the far end, a productive kitchen garden is framed by a handsome red-brick pathway, providing both practical hardstanding and a pleasing sense of structure.

It is currently flourishing with pumpkins, leeks and rhubarb, while a wonderful collection of fruit trees is dotted throughout the garden, including apple, pear, Morello cherry, plum, damson and, naturally, the rare Moorcroft pear tree.

A timber-framed greenhouse and dedicated outdoor potting area complete this wonderfully well-considered garden, offering everything the keen gardener could wish for.
