136, Fernbrook Road, London, SE13 5NH

Guide Price: £850,000–£900,000 Interactive 3D Model Available – Click on the Virtual Tour/Video link Positioned in the middle of Fernbrook Road (a charming residential street in the heart of 'the posh side' of Hither Green!) sits this character-filled home boasting three double bedrooms, yet still with potential to extend.

Dating back to 1901, the property blends turn-of-the-century Victorian & Edwardian period architectural details with thoughtful modern improvements.

Having been Sam and her family’s first owned home, now for over 30 years, the property has been continuously enhanced and adapted to what it is today.

Originally recommended to Hither Green by a friend, the family were immediately drawn to the beautiful streetscape, and the home’s remarkable "tardis-like" feel compared to the other houses they'd seen.

Modest from the road, yet opening up into surprisingly deep and generous living spaces inside.

While refurbishing, the family found a home packed with original soul - including slate fire surrounds, intricate cornicing, corbels, ceiling roses, and rich timber finishes, all of which they've subsequently worked hard to restore.

Coupled with fast connections into Central London (direct trains, just 15 minutes to London Bridge) and space to grow into long-term - Sam knew this place was for them.

Improvements Sam has made Over her ownership, Sam has updated, maintained, and expanded the property to create a modern, energy-efficient, and versatile family home.

Since purchasing, upgrades include: A ground-floor kitchen extension encompassing the former outbuilding area to create a more generous culinary space A full loft conversion (completed Nov 2023) featuring a walk-in wardrobe (which was also plumbed ready for an en-suite if required) Complete roof replacement across both the main structure and outrigger section with improved insulation Installation of a modern roof window as a nod to the original period skylight Restoration of the original wooden sash windows A fully modernised family bathroom featuring a walk-in shower and freestanding bath Rewired electrical socket system and upgraded consumer unit Complete damp-proofing treatment on the ground floor Rear garden transformation, de-concreting the space to lay a stone patio dining area and lawn The Layout & Living Space Definitely best viewed on our 3D model (our photos don't do the space justice!) the ground floor has been designed to retain classic period proportions while adapting comfortably to modern family life.

The Edwardian square bay window in the front reception allows for more furniture layouts (compared to 1930s curved bays), alongside an original slate fireplace, detailed ceiling rose, and restored cornicing.

A separate formal dining room provides quiet separation for evening meals or working from home.

To the rear, the extended kitchen creates a natural focal point for everyday living, opening directly onto the private paved patio, and in the summer months, a gentle through-breeze keeps the entire ground floor naturally cool and fresh.

Unlike a lot of the competing houses locally, this home still offers potential to do a side return or further rear extension if required.

Across the upper floors, the bedrooms offer exceptional flexibility - two huge doubles and one normal double.

The loft conversion serves as a quiet retreat for Sam's now adult son Ryan, complete with a walk-in wardrobe and elevated views of the surrounding area.

Some in the area have extended above the first floor bathroom (should you need even more space up here).

The Great Outdoors The rear garden offers a private, sunny haven designed for low-maintenance relaxation.

The family removed the crude former concrete patio, to install a paved patio for outdoor dining flanked by a lovely lawn.

To the front, the property features a sheltered recessed porch as a safe discreet nook for parcel deliveries out of public view.

The Hither Green Lifestyle Fernbrook Road is ideally positioned to enjoy the close-knit, vibrant atmosphere that Hither Green is now renowned for.

From seasonal community gatherings in the park to Christmas celebrations at the station, the area maintains a lovely community feel.

For commuters, transport links are fast and convenient via Hither Green Station (an interchanging hub with two separate connecting lines): 12 to 15 minutes direct trains to London Bridge and Charing Cross Direct services to Waterloo, Cannon Street, Blackfriars, and Victoria (via a quick switch at Lewisham) DLR connections from Lewisham (a nice walk or 1-stop train ride), reaching Canary Wharf, and even London City Airport in 35–45 minutes Convenient road and cycle routes to Greenwich Park and Blackheath Some great green spaces surround the property.

Manor House Gardens is just a 6-minute walk away (according to Google - 5mins if you ask Sam!), featuring a central lake with nesting swans and herons, tennis courts, open-air cinema nights, and a popular park café.

Manor Park mixes it up with a gentle walk along the River Quaggy, ideal for young families.

Families are particularly well catered for, with three "Outstanding" rated primary schools nearby, including Brindishe Manor School situated on the adjacent road - a key reason why many families move into the area.

A curious piece of heritage: The original property deeds include a historic covenant stipulating that no pigs or pig products may be sold from the premises - a reminder of the area's agricultural history...

You've been warned!

Tenure: Freehold Council Tax: Lewisham Band C (£1988.74 p.a.) EPC: D (expires 2036) Here is a little more from Sam (the owner) directly: What is the best thing about living on Fernbrook Road?

Simply the house... Its space & flexibility; each room has been used in different ways over the years according to our needs.

The neighbourhood & neighbours; having a lovely community feel (local community events in the park / at the station at Christmas etc). It's cool in summer and warm in the winter.

The location; we can get to most places in London in minutes (London Bridge in 15 mins & Charing Cross 20/25 mins).

Finally, having a lovely community school in the next road was a dream as young parents. Why are you selling?

After 30 wonderful years raising our family here, we are ready for our next chapter and will rent in Whitstable where some of our family are.

We're sad leaving behind a home and street we have loved deeply - if only we could pick it up and take it with us! How are your neighbours? We have fantastic neighbours all around us.

Everyone looks out for each other - taking in parcels, feeding pets when away, and sharing Christmas drinks together.

It’s a genuinely warm and friendly street, but equally accepting if any one wants to simply keep themselves to themselves. What are the best local green spaces?

Manor House Gardens is our fave – such a lovely children’s play area, all the sports courts, a lake with fountain, and plenty of wildlife.

It hosts cinema nights and sports days, and offers a lovely café and a designated 'dog-off-lead' area. It’s a special place for us, and the first place we took our Ryan from the hospital as a baby.

Blackheath – Great for cycling, with direct access to Greenwich Park, offering vast open spaces just minutes away.

Manor Garden – A hidden gem with access to a tiny river where children love to splash and play. Best local Café?

Arloe & Mo – quirky & delicious food freshly cooked (amazing Guinness cake) and we never feel rushed. Great Coffee from Bolla Bolla (a pop up at the station entrance). Sweet guy who runs it.

If you’re early for your train, take a seat in a deckchair to enjoy your brew. Best local pubs? The Northbrook; great Sunday lunch (if you can get in!) & lovely beer garden.

Large airy and spacious pub, with disabled access. The Station (literally around the corner) has a really cool outside courtyard which is buzzing in the summer. Best local restaurants?

Fera – Great for takeaway too (grilled salmon is fab!...as are their potatoes) Cafe Green – Vietnamese fresh & according to those in the know very authentic.

Yard Sale Pizza – quick easy & a very short walk away Casa Linda – lovely local Italian.

Great pasta dishes & some lovely specials (inc great simple but fresh fish dishes) Panas & Spice of Life – Indian restaurants on Lee High Road... So walkable.

Had many a birthday celebration in Panas.

Manor Fish Bar – A truly eclectic take on fish & chips as the cover everything from halloumi & salads to battered sausage … and loads more in Blackheath.
