Seller Insights “We have been fortunate to call this house our home for the past 48 years, and it has been a wonderful place in which to raise our family.

When we first purchased the property it was in poor condition, but we immediately recognised its character, generous proportions and enormous potential.

Over the years we have carefully restored, modernised and continually improved the house, always trying to respect its period heritage while making it comfortable and practical for modern living.

We have retained original features such as the stained-glass gable in the entrance porch and the original servants’ bells as reminders of the home’s history, and we have taken great care to preserve them wherever possible.

These features, combined with the high ceilings and spacious rooms, give the house a warmth and individuality that is difficult to replicate.

The additional office, store room, shower room and utility areas, originally part of the former stable block, have provided valuable extra space and could suit a variety of uses depending on a new owner’s needs.

Whether for home working, hobbies, guest accommodation or further reconfiguration, there is excellent flexibility here.

Adding the conservatory was one of the best decisions we made and it remains one of our favourite rooms. We have spent countless hours there in every season, enjoying the outlook over the garden.

It is wonderfully warm in the winter and filled with light throughout the year, making it a room we have used constantly. The property has also been improved with efficiency in mind.

We replaced the original timber frames with UPVC throughout for ease of maintenance and improved insulation, and around twelve years ago installed solar panels on a 25-year contract, which currently provide an income of approximately £2,000 per annum.

The location has always suited us perfectly. It’s just a short walk to the Co-op and virtually everything you need can be found in the village, including the railway station.

Metheringham has a real sense of community and has been a fantastic place to raise a family, with a wide range of clubs, sporting activities and amenities all close at hand.

This house has given us nearly five decades of happy memories.

It offers space, character, versatility and a superb village position, and we hope the next owners will enjoy it as much as we have.” • Handsome and substantial semi-detached Victorian residence of considerable character • Occupying a generous plot in the heart of the highly regarded village of Metheringham • Situated within the centre of this sought-after Conservation village • Constructed in attractive stone beneath a slate roof • Elegant and well-balanced accommodation extending to approximately 2,320 sq ft • Four-bedroom period home, believed to date from the early 1900s • Combining period architectural detailing with light-filled, versatile living space • Distinctive entrance canopy with original decorative stained-glass panelled gable • Welcoming entrance hall with tiled floor • Impressive 24 ft lounge with large bay window • Wood-burning stove set within an attractive stone surround • Decorative display cupboard and French doors opening onto the terrace • Formal dining room with coal-effect gas fire set in stone surround • Original servants’ bells retained • Sliding doors from dining room lead through into the conservatory • Spacious conservatory enjoying superb views over the garden • Door from conservatory to the terrace • Generous kitchen / breakfast room forming the heart of the home • Extensive range of quality Schmid cabinetry • Traditional gas AGA set within a timber surround with colourful tiled splashback • Integrated appliances including gas hob, combi oven / microwave, dishwasher & fridge • Separate utility room with space for washing machine, tumble dryer & fridge / freezer • Access from kitchen to cellar • Four spacious bedrooms • Two bedrooms with built-in wardrobes • Contemporary fully tiled family shower room • Large walk-in shower enclosure • Secondary servants’ staircase • Detached brick-built garage with up-and-over door • Electric vehicle charging point • Generous block-paved driveway providing ample parking • Beautifully landscaped gardens with manicured lawns • Well-stocked borders and established trees • Large garden shed • Raised vegetable bed • Three natural stone horse troughs set within the gardens • Rear porch • Home office • Store room • Ground floor shower room • Solar panel system with inverter & 20 kWh battery storage supporting energy efficiency Location The property is in the heart of the village of Metheringham which is less than 10 miles southeast of Lincoln and is very well served with a train station on the Lincoln to Peterborough line providing direct connections to Lincoln (12 minutes), Sleaford (20 mins) and Peterborough (65 mins).
