Gallevene, St Mawgan, Cornwall, TR8 4EW

Property This is a beautifully presented home with plenty of space for modern family life.

Within walking distance of the village amenities and just two miles from the superb beach and community at Mawgan Porth, this home offers the chance for an idyllic life in one of the best villages in Cornwall.

Entering the property through a picket gate with pergola over, the charm of the property is immediately evident.

The home has a small front garden with a patio area from which to take in a scenic view over valley with the village below.

Entering the house, an exposed stone wall, slate floor and painted staircase provide plenty of character. There is under stairs storage.

The sitting room is dual aspect with a large window to the front and a glazed door leading out to the aforementioned front patio.

A wood burner is a great focal point while modern wall mounted radiators supplement the heat throughout the house from the recently replaced boiler (2021).

There is recently installed (2022) solid oak flooring in the sitting room. To the rear of the home is a recently extended kitchen.

A new, part vaulted ceiling with south facing Velux skylights as well as picture sash windows and a large bi-fold door leading out to the garden, combine to create plenty of natural light.

Slate floors continue into the kitchen. There is plenty of room for a kitchen table and chairs in addition to a kitchen island which has a breakfast bar.

There are a range of floor and wall mounted shaker style cabinets with a solid wood worktop.

A three oven Belling range is at the heart of the kitchen and there is an integral dishwasher beside the Belfast sink. There is space for a freestanding fridge freezer and washing machine.

Heading upstairs, there are two double bedrooms, both of which are dual aspect with double glazed sash windows. There is a third single bedroom and a newly extended and replaced family bathroom.

Directly outside the kitchen, through the bi-fold doors, is a lovely patio area. The rear of the house is west facing, so is bathed in afternoon and evening sun.

The upper lawned garden is retained by an attractive stone wall which surrounds the patio area creating a private and sheltered place for alfresco dining.

Stone steps lead up to the lawned area from which there are lovely views over the valley and countryside beyond.

To the side of the house is a lean-to storage shed and steps that drop down to the driveway. The road to the front of the house has space for additional cars.

This is a character filled, stone built home with granite and brick quoins, brick lintels and a slate roof.

It isn’t listed so has the benefit of modern double glazing but has the charm of an older home.

The village location is superb, close enough to be part of village life but equally, not so close as to be disturbed by any noise from the superb Falcon Inn or village green.

For those looking for a well located family home with a sunny garden which is well presented and ready to move in, this house should certainly be considered.
