Bierce Court, Lyell Road, Birchington, CT7 9EJ

Offered for sale with NO FORWARD CHAIN and tucked away within the well-kept Bierce Court development in Birchington, this spacious ground floor retirement apartment offers comfortable, manageable living in a peaceful setting, with direct access out onto the communal gardens.

The development is well placed for everyday convenience, with Birchington’s local shops, supermarkets, cafés, dentist, vet, doctor’s surgery and train station all within comfortable walking distance.

Birchington’s seafront and beaches are also approximately 5 minutes’ walk away.

The apartment is larger than many buyers might expect, with approximately 774 sq ft of accommodation and a layout that feels practical and easy to live with.

A generous entrance hall gives a good sense of space as soon as you step inside, with useful built-in storage and access through to the main rooms.

The reception room is a particularly good size with plenty of room for both sitting and dining areas.

Double doors open directly out to the gardens, which is a real advantage for a ground floor flat, creating a pleasant connection between the living space and the outside.

The room feels bright and comfortable, with views over the communal grounds.

The kitchen is separate from the main living space and fitted with a range of wall and base units, worktop space and room for appliances.

It is a practical kitchen rather than an open-plan arrangement, which many buyers still prefer, especially where they want to keep cooking and living areas distinct.

There are two bedrooms, both of which are well proportioned.

The main bedroom has fitted wardrobes, providing excellent storage, while the second bedroom would work well as a guest room, study or hobby room depending on the buyer’s needs.

The shower room has been updated with a large walk-in style shower, WC and wash basin, with a separate additional WC off the hallway.

Bierce Court itself is an attractive retirement development with an on-site house manager, residents’ parking, communal gardens and an outside drying area.

The service charge is understood to include buildings insurance, communal heating and lighting, window cleaning, grounds maintenance and gardening.

The property is connected to mains electricity, water and drainage, with no gas supply.

For added peace of mind, there is also a 24-hour emergency call system with pull-cord alerts in the principal rooms, with the house manager or support staff able to carry out daily check-ins if required.

Overall, this is a spacious and well-positioned ground floor retirement apartment with direct access to the gardens, two bedrooms, generous living space and the benefit of a well-managed communal setting.

Occupation is subject to the retirement-age restrictions within the lease and any management company requirements, which buyers should confirm with their solicitor/managing agent before proceeding.
