"A much-loved home with character, quality and a great sense of community. We’ve lived here for over twenty years, with our children growing up in this quiet cul-de-sac.

As a professional builder, I personally undertook all the building and renovation work, carefully considering every detail and using top-quality fixtures and fittings throughout.

Easton has a vibrant, diverse and friendly community, with a yearly street party, while Bristol city centre is around a twenty-minute walk away.

With the cycle path and excellent transport links on the doorstep, it’s perfectly possible to live here car-free." The home Sold with no chain, a beautifully renovated and thoughtfully extended home, offering approximately 1,241 sq ft of versatile accommodation, with three bedrooms, including a generous loft room and a fantastic open-plan kitchen/dining space.

Set within a quiet cul-de-sac in the heart of Easton, this is a home that combines character, considered design and an exceptionally high standard of finish.

Having been carefully renovated by the current owner, the property has been finished with a real attention to detail.

From the moment you step inside, there is a lovely sense of quality, with engineered oak flooring, classic oak-panelled doors, new carpets and carefully chosen finishes throughout.

The ground floor centres around the impressive kitchen/dining room.

Bright, spacious and designed with everyday living in mind, the kitchen has been finished with granite worktops, a generous range of cabinetry and integrated appliances, while a substantial central island provides additional storage and a natural place to gather.

Roof lights bring plenty of natural light into the space, while large bi-fold doors open directly onto the garden, creating an easy connection between inside and out.

A separate utility/storage area and downstairs WC add further practicality. There are also two separate reception spaces on the ground floor, giving the house a useful degree of flexibility.

The front living room is a warm and characterful space, with a charming exposed brick fireplace, high ceilings, ornate cornicing and a large window overlooking the street.

Beyond this, the second reception room has a more relaxed feel and works particularly well as a family room, playroom or additional entertaining space.

Upstairs, there are two well-proportioned bedrooms, both finished in a calm and contemporary style.

The principal bedroom benefits from fitted shelving and generous proportions, while the second bedroom is another comfortable double with built-in storage.

The family bathroom is beautifully finished with polished marble tiling, a bath and countertop basin, creating a particularly smart and considered space.

The staircase continues to the second floor, where a generously sized loft room provides an excellent additional area.

With exposed brickwork, a Velux window and plenty of floor space, this versatile room could work beautifully as a home office, bedroom, studio, hobby space or private retreat.

There is also the reassurance of a new boiler and underfloor heating, alongside the quality of the renovation throughout.

The outside space Outside, the rear garden has been designed to be both attractive and easy to maintain.

Fully enclosed by a recently installed timber fence, the garden is predominantly paved, creating a lovely space for outdoor dining and entertaining, with established planting adding softness and greenery.

The elevated outlook beyond the garden gives a pleasant sense of openness, while the direct connection from the kitchen makes it particularly practical during the warmer months.
