66, Lyndhurst Grove, Peckham Rye, SE15 5AH

Chain free Victorian townhouse of almost 1800 square feet, on one of the prettiest and leafiest streets within Holly Grove Conservation Area, with a south-facing lawned garden (of over 75 feet) backing onto Warwick Gardens.

Walk just seven minutes to Peckham Rye Station (Fare Zone 2). You are also pleasingly close to The Villa Nursery, Lyndhurst and The Belham (primary schools) and Bellenden Road.

The property is in need of comprehensive refurbishment, but presents an exciting opportunity to create your dream home.

Your new home serves up two entrances (at raised and lower ground floor levels) and has four floors. There is a fair bit of flexibility in how you use the house.

There are five bedrooms and two reception rooms, or you could lose a bedroom in favour of further reception space. There is currently one bathroom and a downstairs loo, too.

Locally, the school provision is excellent. Local families use and love The Villa Nursery (which also has a Pre-Prep.

School attached) and Lyndhurst, The Belham and Bellenden Primary Schools, as well as The Dulwich independent schools, which are just a short drive away.

Warwick Gardens is mere steps away (entrance on Azenby Road) with a popular playground, and mature trees which are a great refuge when the sun is out.

Bellenden Road is a short walk for such delights as The Begging Bowl, Artusi, Ganapati, the Sourcing Table, The General Store and Review (the best book shop around).

Choumert Road is also close for lovely neighborhood-style spots, like Petitou cafe and The Montpelier pub.

Rye Lane is also very local for Peckham Plex Cinema, fruit and veg stalls, Peckham Levels, The Bussey Building and handy high street offerings (supermarkets, banks, Boots and the like).

Peckham is already a hot spot to call home, but there’s even more to come! Peckham Rye Station, for example, is undergoing improvement works.
