The sitting room is equally inviting, featuring a bespoke Neville Johnson window seat - perfect for enjoying the outlook - and an open fireplace that enhances the room’s warmth and character.

Undoubtedly the heart of the home is the stunning dual-aspect kitchen/breakfast/family room, which spans the depth of the house and enjoys views over the garden, with double doors opening directly outside.

Designed by Tom Howley, the kitchen is beautifully appointed with a central island and breakfast bar, complemented by high-quality integrated appliances including a double Siemens oven, Neff microwave, induction hob and Fisher & Paykel American-style fridge freezer.

Additional features include a Quooker tap and a generous larder cupboard. A stable door leads conveniently through to the utility room.

The basement provides a versatile cinema/gym room, fitted with Neville Johnson cabinetry and surround sound, offering an excellent additional reception or leisure space.

A glazed balustrade from the ground floor allows natural light to filter down.

On the first floor, there are four well-proportioned bedrooms, two of which benefit from an en suite, alongside a stylish family shower room and a separate study with bespoke Neville Johnson storage.

The bedroom accommodation on this floor is flexible and could be arranged to suit individual needs, with both en suites offering high-quality finishes, including underfloor heating and marble tiling to the en suite in bedroom two.

The top floor is dedicated to an impressive principal suite, comprising a spacious bedroom with a Juliet balcony overlooking the garden, a dressing area, and a luxurious en suite bathroom featuring a freestanding bath and walk-in shower.

This floor also benefits from combined heating and air conditioning, and useful eaves storage.

Externally, the property sits within a wraparound garden, predominantly laid to lawn with two distinct terraces, one accessed directly from the kitchen, ideal for entertaining, and a second to the front enjoying a south-westerly aspect.

A rear gate provides access to Old Farnham Lane. The paved driveway provides ample parking and leads to a double garage with power and lighting.

Further external features include a discreet bin store and two sheds (one currently used as a log store).

In addition, there is a separate single garage, located along the shared gravel driveway before the entrance gates, which is equipped with an electric vehicle charging point and an outside tap.
