49, Ribby Road, Wrea Green, PR4 2NA

Set back behind handmade hardwood electric gates on one of Wrea Green's most characterful roads, 49 Ribby Road is a mid-1800s Victorian semi believed to have once been the village blacksmith's house, transformed by a meticulous renovation since 2018.

The result blends genuine period character with modern comfort, finished to a standard rarely found outside far higher price brackets.

The current owner stripped the house back to its bones — a complete rewire, replumb and replaster — before reworking the layout to create an enlarged lounge with its own bespoke reading nook beneath the staircase, warmed by a cast-iron log burner in an exposed brick surround.

Bespoke joinery panelling runs through the lounge, hallway and staircase, while cast iron radiators with satin nickel valves and fittings carry that period detail throughout, run from a Worcester combi boiler and controlled via a Hive smart thermostat.

The kitchen/diner has its own exposed brick inglenook dining area, and the kitchen itself has been professionally repainted in Farrow & Ball Inchyra Blue and fitted with a new oven, hob, wooden worktops and a tiled splashback.

Upstairs are two individually styled bedrooms and a characterful bathroom with a freestanding roll-top bath and separate walk-in shower.

Every carpeted room sits on noise-cancelling thermal underlay, the first-floor cavity is fully insulated for extra sound and thermal performance, and a fully boarded, insulated loft — reached via a Youngman hatch and fold-down ladder — offers genuinely usable extra storage.

Every window in the house has been replaced: the front elevation, including the bay window, front bedroom windows and porch, was fitted with 6.8mm acoustic glass in 2021, with the rear, side and bathroom windows following in 2025 alongside new glazing units to the rear French doors.

All remain under a 9-year warranty. Outside, the transformation continues.

A larger front porch and considerable landscaping created a sweeping driveway in reclaimed York stone and Cheshire brick with sandstone copings and metal finials, in keeping with the property's Victorian roots, accessed through handmade hardwood electric gates — with matching hardwood pedestrian and side gates by the same carpenter — and set well back from a quiet, 20mph road behind a beech hedge planted by the current owner along the front garden.

To the side and rear, further landscaping created a south-facing courtyard in modern Indian pavestone with rendered Mediterranean-style walls and topiary planters, ideal for entertaining, plus a small log store off the courtyard.

The rear garage has been upgraded with a new insulated electric door, pedestrian access, power, water and an insulated roof, and the property offers off-road parking for four vehicles in total — the driveway, two in front of the garage, and the garage itself — with scope to extend the garage further.

Security is comprehensive: a full Ring CCTV system, a burglar alarm with motion sensors throughout, and three ram-proof telescopic bollards protecting the rear parking land.

In total, the property extends to 293.7m² (86.7m² internal, 207m² external) — a genuinely rare amount of space for a village-centre position — and is sold with implemented planning permission for a downstairs WC and kitchen extension that, having already been commenced, never expires.

Wrea Green's village green — with its shop and post office, primary school, café, Thai restaurant and two pubs, The Grapes and The Institute — is just 0.2 miles away, with a bus stop 40m from the front door and Kirkham & Wesham station 1.5 miles away.

Properties of this quality rarely come to market in Wrea Green. Early viewing is strongly recommended.

Entrance Porch A substantial entrance porch, enlarged as part of the renovation, creates an impressive introduction to this handsome Victorian home.

Matching windows and a bespoke front door complement the period character, while the property itself is set well back from the road behind handmade hardwood electric gates.

Entrance Hall The welcoming entrance hall immediately establishes the character of the house, with bespoke timber panelling, period detailing and cast-iron radiators with satin nickel valves.

The hall provides access to the principal reception room and staircase, with the quality of the workmanship evident throughout.

Lounge A beautifully proportioned reception room, enlarged during the comprehensive 2018 renovation and designed as a warm and inviting heart to the home.

Bespoke joinery and timber panelling extend throughout the room, while an exposed brick fireplace houses a cast-iron log burner, creating an atmospheric focal point.

One of the room's most distinctive features is the bespoke reading nook beneath the staircase — a charming and thoughtfully designed space that makes excellent use of an otherwise overlooked area.

The combination of period detailing, cast-iron radiator, timber joinery and exposed brick gives the room a timeless character, while the carefully considered proportions make it equally suited to relaxed evenings or entertaining.

Kitchen & Dining Room A characterful kitchen and dining space combining traditional features with contemporary finishes.

The dining area is centred around an exposed brick inglenook, providing a particularly atmospheric setting for meals and entertaining.

The kitchen has been professionally repainted in Farrow & Ball's Inchyra Blue and features wooden worktops, tiled splashback and a recently installed oven and hob.

The Kitchen comes with reverse osmosis drinking water filtration system.

The room retains a wonderful sense of character while providing a practical and sociable space overlooking the garden and courtyard.

First Floor Landing The staircase and landing continue the home's bespoke aesthetic, with carefully crafted timber panelling and period detailing.

A Youngman loft hatch with fold-down ladder provides access to the fully boarded and insulated loft, offering substantial and genuinely useful additional storage.

Master Bedroom A beautifully presented double bedroom with its own individual character and carefully considered décor.

The room benefits from replacement glazing, cast-iron radiator and the same high-quality finishes found throughout the remainder of the house.

Bedroom Two A second individually styled bedroom, equally well presented and retaining the charm and proportions expected of a Victorian home.

Replacement glazing and cast-iron radiator complement the period character, while the room provides excellent flexibility as a guest bedroom, child's bedroom or home office.

Family Bathroom A particularly characterful bathroom, designed to combine period elegance with modern practicality.

A freestanding roll-top bath forms the centrepiece, complemented by a separate walk-in shower and carefully selected fittings in keeping with the home's wider satin nickel specification.

Rear Courtyard A superb south-facing courtyard provides a private and highly usable outdoor entertaining space.

The courtyard is finished in modern Indian sandstone and enclosed by rendered Mediterranean-style walls, with topiary planters adding structure and greenery.

The result is an unusually atmospheric outside space for a village property — private, low-maintenance and ideal for outdoor dining and entertaining.

A small log store is conveniently positioned directly off the courtyard.

Front Garden & Driveway The property is approached via a beautifully landscaped frontage, screened by an established beech hedge planted along the full length of the garden.

The sweeping driveway combines reclaimed York stone and Cheshire brick, finished with sandstone copings and decorative metal finials.

Handmade hardwood electric gates provide security and privacy, complemented by matching hardwood pedestrian and side gates to the front and rear, all crafted by the same carpenter.

Garage & Parking The property provides an exceptional level of off-road parking for a village-centre home.

The driveway accommodates vehicles to the front, with two further parking spaces in front of the garage and the garage itself providing additional secure parking — four vehicles in total.

The garage has been substantially upgraded and benefits from power, water, an insulated roof, a new insulated electric door and pedestrian access.

There is also scope to extend the garage further, subject to the necessary consents. Security & Technology Security has been comprehensively considered throughout the property.

A full Ring security system incorporates four hardwired HD floodlight cameras and a hardwired HD video doorbell.

A separate burglar alarm includes motion sensors throughout the house together with a front-door sensor.

Three ram-proof telescopic gas-assisted security bollards provide additional protection to the rear parking area.

Heating is provided by a Worcester combi boiler, operated through a Hive smart thermostat, hub or smartphone. Additional Specification The renovation has been exceptionally comprehensive.

The house was fully rewired, replumbed and replastered in 2018.

Noise-cancelling thermal underlay has been installed beneath all carpets, while the first-floor floor cavity has been insulated to improve both acoustic and thermal performance.

Every window has subsequently been replaced. The front elevation, including the bay, front bedroom and porch windows, was fitted with 6.8mm acoustic glass in 2021.

The rear, side and bathroom windows were replaced in 2025, together with new glazing to the rear French doors. All glazing remains covered by a nine-year warranty.

Approved Planning Permission: The property is being sold with permanent, non-expiring planning permission for a proposed kitchen extension and downstairs WC.

The approved planning permission provides an excellent opportunity for the new owner to enhance and extend the accommodation.

The works could be commenced immediately, subject to the usual requirements, making this a valuable addition and an important consideration for prospective buyers looking to create additional living space.

The property has achieved an improved EPC rating of C, compared with its previous rating of E.
