1, Pound Lane, Ely, CB6 2PR

This spacious four bedroom detached home offers outstanding potential.

Along with its large plot size, it also offers a detached triple garage and extra off road parking, five reception rooms, and a utility room.

There is exciting scope to modernise and refurbish this property and adapt the layout to suit a modern family.

The property benefits from gas central heating with a newly installed boiler (2021) and upvc double glazing. The entrance porch is a suitable size for coats and shoes and as a welcome point.

This leads to a small inner entrance hall with a staircase rising to the first floor and doors leading off to the left and the right.

On the left hand side is the family room with tiled fire surround and inset electric fire, and window to the front.

On the right hand side of the entrance hall is the main sitting room with a window to the front and a multi-pane picture window to the entrance porch.

There is a brick fire surround extending to one side with video and TV and video plinth, as well as an inset coal effect gas fire.

A further door leads through into what is currently an office Originally this property was the village police station and this room used to be the main reception.

It has a window to the front and a door returning to the front of the property and it has been suggested that this room could easily form part of a new remodelled entrance hal L.

Off the office is a further door that gives access to an additional cloakroom with a window to the rear, a wash hand basin and door to a WC.

Returning to the main sitting room and to the side of the fire surround it opens through to a dining area with fitted storage cupboards and display cabinets.

There is a high window to the side of the property and double doors that lead into the large kitchen and a door into another inner hallway With a skylight providing natural light this is another space that could be developed as it gives access to another cloakroom , a large walk-in store and the conservatory The UPVC conservatory is an excellent size and has a glazed surround with double doors leading to the rear garden.

A further door leads into the utility room with a glazed window, stainless steel sink and drainer tiled splash backs.

Off the dining area is the fitted kitchen Not only is this a large kitchen with plenty of room to be remodelled with an island and/or a dining station or breakfast bar; it is also open and bright as it enjoys a dual aspect with windows to the side and rear.

The kitchen is fitted with a range of base and eye level units, roll top work surfaces, inset 1 and 1/2 sink and drainer unit with mixer taps, tiled splash backs, gas and electric cooker point with extractor hood, plumbing for dishwasher and appliance space.

A useful bonus is the handy walk-in pantry. On the first floor A balustrade staircase leads to the landing which is light and airy as it has a window overlooking the front.

The main bedroom also overlooks the front and has an inset, ornamental fireplace and storage cupboard with shelving. Bedroom two has a window to the front and an ornamental fire surround.

Bedroom three has a window to the rear, an ornamental fire surround, and storage closet.

Bedroom four enjoys a dual aspect with windows to the side and rear and benefits from a fitted cupboard with a dressing table. The family bathroom has a window to the side and is tiled to dado height.

It has a four-piece suite comprising: A low level flush WC, a wash hand basin, a panel bath, and a shower cubicle that is tiled around to dado height.

Outside The rear garden is a substantial size with a south facing aspect and is not directly overlooked. This private and quiet garden has mature shrubs and bushes and is predominantly laid to lawn.

It is currently low maintenance and offers tremendous potential to be ‘zoned’ into entertaining areas such as the patio right outside the conservatory, as well as perhaps a play area, or a vegetable patch to complement the greenhouse.

There is also gated access to the front and side door access into the garage.

This used to be the former police house of the village, and my clients originally bought it in auction in 1971, and as they settled in and started a family, the house grew with them.

Let me introduce you to Digital Property Logbooks. A Digital Property Logbook is basically a record of everything about your house.

Think of it as a digital filing cabinet where you keep all the documentation relating to your property in one safe secure place, accessible from your mobile phone.

This makes it so much easier to find that all-important documentation, whether it be receipts, guarantees or repair records and appliance manuals, as soon as you need it.

Know more searching through endless folders or boxes. All your property related information a few clicks away, giving you complete peace of mind.

Even more importantly, a Digital Property Logbook gives you confidence in what you are buying.

It also helps make the whole process of moving home easier and less stressful, as all the documentation can be sent immediately to the solicitors, giving them a head start in the conveyancing process.

Once the sale goes through to completion, the ownership of the Property Logbook, is transferred to the new owner.

Call or text during or after office hours and quote GH0600 remote viewing tour: Traditional property viewings are still vital when it comes to finding the right house.

However, making these arrangements can be tricky and complicated, juggling work and home life commitments, or simply finding enough time if moving into a new area and traveling some distance.

Booking a Remote Viewing Tour puts you firmly in control.

Arrange a day and time that is convenient for you to “look around” and I will arrange for my client to go out and then be at the property at the appointed time to walk you around the house using WhatsApp or Facetime.

The Viewing Tour can be as quick or as long as you like, making sure you have a good look round, focussing on the rooms that are important to you.

This will hopefully help you decide to arrange a normal viewing at a later date or after office hours.
