About
An attractive family home in the highly sought-after village of Navenby, approximately ten miles south of Lincoln.
Beautifully presented throughout, the property offers stylish, versatile accommodation that is perfectly suited to modern family living.
A standout feature is the impressive 17ft x 26ft open-plan living space, which opens onto the sheltered terrace, offering an ideal setting for al fresco dining or simply relaxing.
The accommodation is wonderfully flexible, with two ground-floor bedrooms that could equally be used as additional reception rooms, a home office or playroom.
Upstairs are two further bedrooms, including the principal bedroom with an en-suite bathroom.
Outside, the property enjoys a low-maintenance rear garden with a good-sized lawn, mature hedging and raised beds.
The gravelled frontage is complemented by a timber-framed carport and additional planting. Navenby offers an excellent range of everyday amenities and a thriving village community.
It is also exceptionally well placed for travel, with direct rail services to London and other major cities available from nearby Lincoln, Newark and Grantham.
Seller Insights "We've really loved living here over the past few years. As a relatively new home, it has a modern feel throughout. One of our favourite spots is the open-plan living and dining space.
It's a large, light space with views over the garden, and in the warmer months we have the bi-fold doors open so you can walk straight out onto the terrace.
There's much more storage than you might expect in a modern home.
Upstairs, there are two large storage areas in the eaves, which are ideal for Christmas decorations, suitcases and all the children's bits and pieces.
We’ve added a few improvements to the garden, including the patio. We spend a lot of time there relaxing or having friends and family over for a barbecue.
The garden gets the sun well into the evening during the summer.
We've also planted trees and created raised beds, but there's still plenty of opportunity for someone to put their own stamp on it if they wanted to.
Navenby has been a brilliant place to bring up our family.
The village has everything you need day to day, including a primary school, three pubs, a bakery, butcher, Co-op and several takeaways, and most of it is within walking distance.
There are also several play parks, a great community centre and large playing fields that are perfect for the children or for walking the dog.
The village always has something going on too, from summer fetes to Christmas events, so there's a real community feel. It’s a very friendly village.
We've been lucky with our neighbours and people genuinely look out for each other.
One of our neighbours has recently started her own bakery business and often brings freshly baked treats round for the children, which sums up the sort of place it is.
The countryside around here is beautiful and we've spent lots of weekends exploring it. The Viking Way runs through the village.
It's perfect for family walks, and there are some wonderful views across the surrounding countryside.
We often take the children to Belton House, which they absolutely love because of the adventure playground and miniature railway, and Lincoln is only about 20 minutes away if you fancy a day shopping, eating out or visiting the cathedral.
Woodhall Spa is another great place to visit, with its independent shops, cafés and leisure amenities.
