This sizeable and much loved home which has been extended and carefully maintained under our clients' ownership of over thirty years, and provides light, spacious, well-proportioned accommodation set across three floors providing a flexible and generous layout with up to six bedrooms if required.

The house is well-presented throughout and in very good order, but still offers considerable potential for a new family to put their stamp on the house moving forward.

The ground floor is currently arranged with a generous front to back sitting room, with feature fireplace and outlook over the front and rear garden; the formal dining room has French doors providing the view over and direct access onto the rear terrace and gardens beyond.

The kitchen/breakfast room provides good storage and preparation space with a range of integrated appliances and outlook over the garden and ample room for a table for more informal dining; there is an adjoining utility area with direct access to the side of the house and garden.

A WC completes the ground floor. The first floor is home to the principal bedroom with en suite shower room.

Bedroom two is also en suite and there are two further double bedrooms and a family bathroom on this floor.

The second floor is home to two large bedrooms and a shower room; our clients use bedroom six (with sink plumbed in) as a TV room/snug/study.

Of particular note are the lovingly cared for, and beautifully established gardens at the house; 13 Culverden Park sits in a very generous plot, for such a central location, with approximately 0.3 acres of award winning (Tunbridge Wells in Bloom) front and rear gardens.

The house enjoys an elevated position with a wonderful view over the gardens and parkland beyond.

The terraced garden gently slopes down to the rear boundary, with a large paved terrace that spans the back of the house and is ideal for outdoor entertaining; there are numerous further seating areas, and large expanses of lawn interspersed with abundant colourful flower beds, specimen trees and shrubs, providing colour and interest all year round.

Further to the gardens, there is also the notable benefit of direct, resident only access, to Great Culverden Park.

The Park is the remnant grounds of the former Culverden House, designed by Decimus Burton for Jacob Jeddere Fisher in 1830 and built on the highest point in the wood and the first big house to be built there.

13 Culverden Park has driveway parking to the front of the house and an integral garage and log store.
