Hillside Farm, France Lynch, Gloucestershire, GL6 8LY

The ultimate small holding with approximately 6 acres of land and a further 6 acres available via separate negotiation Description Hillside Farm is an enchanting place, perched beautifully overlooking it’s surrounding fields and landscaped gardens.

The house itself, once a modest farmhouse, has been transformed by the current owners into a much larger dwelling by linking, via a glass passage, the main house and what was formerly a farm building.

On arrival you are immediately greeted by stunning views out across the fields.

The sweeping gravel drive, with ample parking, takes you past a number of outbuildings and up to the gated garden path leading to the house.

On entering the house you are welcomed into a magnificent Entrance Hall, where the eccentric vibe of the house is immediately palpable.

Should you be entertaining, one would take the glass passage which leads to the formal entertaining rooms.

If however, you were coming home, you would likely continue into the original part of the house where the three reception rooms; a large Sitting Room, Kitchen and Dining Area, flow seamlessly from one to the other.

The Sitting Room is a cosy but light and spacious room with plenty of seating space at one end and a large Inglenook fireplace at the other, with a door leading out to the terrace.

The Kitchen is a galley style kitchen with high beamed ceilings, views out across the terrace to the rear, with a Dining Area off it, ideal for everyday dining.

There is also a Cloakroom and backdoor off the Dining Area.

The first floor comprises the Principal Bedroom Suite; with Dressing Room and Ensuite, boasting beautiful south westerly dual aspect views, the Family Bathroom with its stunning mural and Bedroom 3.

Stairs leading up to the Bedroom 2 which is a fun attic room with an ensuite. Revisiting the formal end of the house, the glass passage leads into the fantastic entertaining rooms.

Starting with the Dining Room; the room creates a wonderful sense of eccentric opulence with flagstone floors, stone mullion windows and a high vaulted ceiling with exposed beams, all softened with deep blue chalky painted walls, curtained doorways and hanging tapestries.

Next up is the Drawing Room which is finished in a dusty pink, a wonderful space with plenty of space for entertaining as well as a stairs leading up to the mezzanine level.

Bedroom 4 is accessed through the mezzanine with a shower room and dressing room on the ground level and it’s own entrance.

Outbuildings There are two main outbuildings, almost identical in size they are both fully equipped with electricity and water.

The Home Office is a beautiful stone farm building with a bathroom and door out to the rose garden, perfect to stop and smell the roses.

The Annexe offers plenty of space for a large double bed, as well as having a built in Kitchenette and separate Shower Room.

Garage/Store There are two Garage/Store outbuildings one of which is also used as a Gym.

Gardens & Land The garden is mostly laid to lawn, with a variety of mature trees, some fruit, surrounding the house on two sides with a landscaped courtyard to the rear.

There is also a beautiful rose garden and an enviable lavender lined path running through the main lawn. In total the plot is 5.4 acres of gardens and land to the south of the house.

The ‘cricket pitch’ is a level grass field and, as its name implies, the village has used it in the past for matches.

Even though the land doesn’t have organic status, our clients inform us that within their ownership no chemicals or pesticides have been used.

A public footpath runs through a small section at the rear of the house. There is an additional 6 acres available via separate negotiation.
