Sutherland Place, Clifton, BS8 2TZ

Discreetly positioned along one of Clifton’s most atmospheric residential enclaves, Kinross Cottage is a beautifully individual home, rich in colour, texture and character, offering an intimate yet surprisingly versatile arrangement of accommodation over three floors.

From the outset, the cottage feels quietly cinematic.

Its elevations hint at something special within, while the entrance reveals interiors that are expressive and confident, with a clear artistic sensibility running throughout.

Each space has been curated rather than decorated, blending period detail with thoughtful, contemporary touches to create rooms that feel personal, warm and lived-in.

The lower ground floor forms the heart of daily life. Here, a welcoming sitting room offers a cocooning atmosphere, intimate and restful, with a natural flow through to the kitchen beyond.

The kitchen itself is both characterful and practical, finished in soft green cabinetry with a range-style cooker, open shelving and space to dine informally.

It is a room designed for real use: morning coffee, shared meals, and the gentle rhythms of everyday living.

From this level, access is given to the delightful sunken courtyard garden, a secluded and characterful retreat enclosed by mellow stone walls - private, atmospheric and ideal for summer evenings.

On the ground floor, a second reception room currently serves as a dining room, beautifully proportioned for entertaining and long, candlelit suppers.

This level also accommodates the guest bedroom, a calm and elegant space with soft light, period proportions and a sense of quiet separation from the rest of the house.

The first floor offers further flexible accommodation, including a principle bedroom and a third room currently arranged as a nursery.

A secret feature at this level is the hidden glass roof hatch, which opens automatically to the sky above.

At New Year, fireworks are visible across the city; in summer, the Bristol Balloon Fiesta becomes a moving backdrop.

Other features within the cottage include beautiful fireplaces with individually tiled surrounds, exposed wooden floors, sash windows and ceiling details that speak to its timeless age, while thoughtful modern additions include underfloor heating (to the kitchen) and recently installed bathrooms and kitchen.

Despite its tucked-away and almost secret feel, Kinross Cottage enjoys immediate access to the best of Clifton living.

Independent shops, cafés, restaurants and bars are close at hand, while the open green spaces of Clifton Downs lie just moments away, offering a rare balance of privacy, community and openness.

Kinross Cottage is a home of individuality and quiet confidence, layered, expressive and full of atmosphere.

It offers the next owner not simply a beautiful house, but a place with soul: one that invites both creativity and calm, and rewards those drawn to homes with a story to tell.
