This exceptional family home is situated within the peaceful and highly desirable Warley countryside, offering a rare combination of rural tranquillity, privacy, and extensive modern living accommodation.

Purchased in 2016 with the purchase price, stamp duty, and associated fees totalling just under £400,000, the property has since undergone substantial renovation and improvement to both the house and grounds.

Surrounded by woodland and countryside, the setting is rich in wildlife, with deer, rabbits, foxes, squirrels, and a variety of birds frequently seen, creating an idyllic environment for family life.

Extensive upgrades have been carried out throughout the property, including refurbished kitchen units and worktops, UPVC windows and doors throughout, two solid UPVC exterior entrance doors with double security locks, and two sets of patio doors also fitted with double security locks and expanding cantilever sun canopies.

Additional features include an integral fitted security safe, loft insulation, cavity wall insulation installed in December 2020, and a new central heating boiler installed in November 2020.

The property is fully equipped with seven hkd televisions, Sky Q boxes throughout, superfast broadband, a comprehensive security camera system, and an alarm system.

All Habitat curtain poles and curtains are included within the sale.

The property also benefits from a top-of-the-range solar panel system with Tesla storage battery, contributing to energy efficiency and reduced running costs.

Internally, the ground floor comprises a well-appointed laundry room fitted with a washing machine, tumble dryer, sink unit, and cupboards, alongside a cloakroom, shoe room, and internal access to the integral garage.

The spacious garage features a remote-controlled door and is currently used as a fully equipped sports and gym room, including a 7ft x 4ft international pool table, dartboard, multi-gym, rowing machine, exercise bike, and treadmill.

The garage is fully carpeted and benefits from extensive fitted shelving and cupboards, along with storage space for tools and children’s toys.

The first floor is arranged around a large central landing providing access to all principal living spaces.

The heart of the home is a generous Howdens kitchen, fitted with modern units and worktops, incorporating an integrated hob, cooker, extractor fan, dishwasher, fridge-freezer, oven, microwave, and larder, and benefitting from a breakfast bar with stools which complements the dining table, a wall-mounted hkd television, and patio doors opening directly onto the rear garden.

Adjacent to the kitchen is a large dining room, currently utilised as a home office, furnished with a dining table, chairs, computer desk, and chair.

This room also features patio doors to the garden and a large hkd television. A separate W/C with storage cupboard is also located on this floor.

The top floor offers excellent bedroom accommodation, arranged around a large landing.

There are three double bedrooms, all benefitting from fitted wardrobes and cupboard space, with two of the bedrooms also featuring hkd televisions and computer desks.

A well-appointed family bathroom serves these bedrooms and includes a bath, separate shower, and W/C.

The master bedroom suite is particularly impressive, comprising a spacious double bedroom with wall-mounted hkd television, a private en-suite bathroom, and a separate walk-in wardrobe room.

All bedroom furniture throughout the property is supplied by Next and Habitat.

Externally, the property benefits from a large driveway providing comfortable parking for three vehicles and leads to an entrance porch.

The gardens are a standout feature of the property, having undergone a complete reconstruction at a cost of approximately £190,000 to the front, side, and rear.

The rear garden was previously on a 15-foot incline and has been fully levelled using 60 tonnes of air-lifted topsoil, creating a large, practical, and enclosed family garden.

Over 180 sleepers have been used to construct raised beds, planters, borders, and retaining features, with a 60-foot decked area to the rear of the house, fully astro-turfed.

A substantial rockery has been built adjacent to the driveway, complemented by illuminated water features.

Two waterfalls enhance the landscaped grounds, one at the rear flowing into a large ornamental pond and one at the front complementing the rockery, both operating on timed lighting systems.

The main pond contains lilies and flowers and houses approximately £6,000 worth of fish, including 18 koi, 5 shubunkins, and 5 goldfish, some measuring up to 18 inches.

The pond benefits from remote-controlled underwater and above-water lighting with a coordinated light display.

A fully insulated and carpeted tree house provides a unique additional living space, complete with a leather suite, cushions, curtains, a large hkd television on a glass table, electrical points, exterior lighting on timers, and a secure locking door.

The tree house, balcony, and steps are astro-turfed, while beneath it is a large enclosed area with wood-panel flooring, two children’s swings, a punch bag, a rabbit hutch, guinea pig or hamster enclosure, and a large aviary suitable for cockatiels or parrots.

This area is fully secured and benefits from infrared heating and lighting on timers.

Further garden features include a top-of-the-range summer house extended on both sides and fully furnished, a Japanese/Thai-style oriental coffee room, an elevated greenhouse with seating, a wishing well water feature, two garden sheds housing tools and equipment, a mobile barbecue, three composters with wheelbarrow, multiple seating areas including swing chairs, an outdoor fridge freezer, ten external plug sockets, and a wide range of ornamental features, arches, hanging baskets, and plant troughs.

The gardens are further enhanced by approximately £15,000 worth of perennial plants, shrubs, and trees.

Despite its quiet rural position, the property remains conveniently located with a local wine bar, church, and nursery close by, as well as two supermarkets within approximately one mile.

Positioned opposite a church, the property also enjoys charming views and the occasional opportunity to watch weddings taking place, adding to the character and appeal of the location.

The grounds are easily maintained and provide a safe and engaging environment for children, making this an ideal long-term family home.
