Algernon Road, Ladywell, London, SE13 7AT

Delightful bay-fronted two double bedroom Victorian terrace with three receptions, and useful cellar and loft spaces. A beautiful west-facing garden of ~50 feet seals the deal.

Find your new handsome home on a popular residential street set between Lewisham and Ladywell stations (walk eight and 10 minutes to these respectively).

Lewisham is on the DLR for Bank/Canary Wharf etc.

You are also close to both Hilly and Ladywell Fields, and to Ladywell’s village-style high street, plus Prendergast Vale School and Glass Mill Leisure Centre.

A neat walled garden sets you back from the street. Through your porch and from the hall you have two reception rooms to your right.

Your front one is over 12 feet by nearly 14 feet, with a beautiful marble fireplace. Further welcome features are stripped floors, custom-made window shutters, and smart coving.

Adjacent, your second reception is over 11 feet by over 10 feet, with more pleasing stripped floors and white walls.

Get your first proper glimpse of the gorgeous garden from the window here (windows are double-glazed throughout). At the foot of the hall you have a third reception room - an obvious dining space.

This is over 9 feet by nearly 11 feet.

Beyond this is your smart kitchen (an extension of the property’s original footprint) which has timeless white fitted wall and base units teamed with wooden worktops.

Generous French doors open from the kitchen space to the paved area of the mature garden. This is a real oasis and gets wonderful afternoon sun.

Up the stairs and from the half-landing, your bathroom is directly ahead. This is a notably big one with modern white sanitaryware and an independent corner shower.

From the landing proper you have the first of your bedrooms to your left. This is over 11 feet by over 10 feet. You have pale carpet to the floor and a built-in cupboard to the near alcove.

Then across the front of the house you have your principal bedroom, of over 11 feet by nearly 16 feet. Twin east-facing windows, white-washed floors and another built-in alcove cupboard all impress.

There is a further cupboard on the landing that is ideal for linen and towels.

Ladywell Road is your closest high street area with great independent businesses such as The Larder (deli) and Meat Jon (butcher).

Mamma Dough is top for pizzas, Wilson’s does a delicious Sunday roast, and The Ladywell Tavern is a strong local. Cute neighbourhood cafes include Oscar’s, Fields, Le Delice and Middleton.

The Talbot pub is also a good local, at the foot of Tyrwhitt Road. Brockley Market in the Lewisham College car park (smarter than it sounds!) is a must-visit of a Saturday.

Central Lewisham is handy for market, high street and charity shopping, and (we think) the best chippy in London. This area is undergoing regeneration and there are lots of exciting plans afoot.

Hilly Fields and Ladywell Fields are both but around half a mile from the door, or grab a short bus ride to Greenwich Royal Park and Blackheath’s even bigger open spaces.
