2F1, 37, Bernard Street, Edinburgh, EH6 6SH

A four bedroom meticulously renovated with wonderful charm apartment set in the heart of the Shore with water views Description Set within the heart of Leith, right on the vibrant waterfront of The Shore, this impressive apartment combines handsome period character with generous, flexible accommodation that has been meticulously upgraded throughout while retaining it's wonderful charm.

The property is arranged over two levels and offers a rare sense of volume, with particularly striking principal living spaces.

The living room is a superb focal point, extending to over 29 feet in length and benefitting from tall sash and case windows, bespoke finishes, decorative cornicing and a handsome fireplace with stove that the current owners have taken great care in renovating and highlighting.

The result is a beautifully atmospheric room, equally suited to relaxed day-to-day living and more formal entertaining.

The unique design of the former Leith Merchants Club has also lent a very special space in the room that can feel almost like it's own small separate parlour at the east aspect looking down to the instantly recognisable Bernard Street Bridge and Water of Leith.

Perfect to soak up the morning sun or the glistening evening water views.

The kitchen is similarly very generously proportioned, with space for dining and a contemporary micro-concrete kitchen against crisp tiling and warm timber flooring.

The layout provides a sociable environment for cooking and hosting, while the separate utility room adds valuable practicality and further storage.

Easily cleaned and modern without losing the homes period charm, this is a warm centre of the home suiting both the avid entertainer and family home cook.

The rest of the accommodation is notably versatile.

The current large office could form a ground floor guest double bedroom extending the home to four full bedrooms or as the current extension of the living room for a separate office.

There are three double bedrooms positioned on the upper level, including a generous principal bedroom, a second bedroom with unique bay style windows with renovated log burner and a third bedroom with truly exceptional character and more wonderful water views.

This is complemented alongside a spacious family bathroom with feature bath and surround, plus additional double shower and ample floorspace that like the rest of the home comes across truly elegant.

The separate W.C and additional storage completes the functionality for day to day life.

The communal entrance has been restored and also houses an additional storage room private to the property, that has precedent to be converted into an external office, additional photo available upon request.

Throughout, the apartment balances the elegance of a traditional Edinburgh property with a considered contemporary finish.

High ceilings, natural light, timber floors, window shutters and period detailing create a refined and welcoming interior, while the distinctive layout and thoughtful renovation offers individuality and charm rarely found in more conventional homes.
