Brookdale Coach House, Cefn Y Gwrych, Prestatyn, Denbighshire, LL19 8LH

Set within an exclusive courtyard of just six properties, Brookdale Coach House is a home with real character and a lovely sense of history.

Dating back to the 1800s and, as the name suggests, once a former coach house, the property has been sympathetically modernised and improved over the years, retaining many of the features that make it feel so special while providing a comfortable home for modern living.

The main entrance is to the rear of the property, opening into a wonderful central reception hall.

This is a lovely, generous space in its own right and could easily double as a dining hall, with the layout flowing naturally through into the cottage-style kitchen.

There is a real sense of space as soon as you walk in, with the reception hall providing a welcoming heart to the home.

Also leading from the hall is a ground floor WC and useful utility area, which has been completely updated by the current owner.

Steps lead down into the dining room, although this is a room that could just as easily become a cosy second sitting room or snug.

A log burning stove takes centre stage here, creating a wonderfully warm and inviting space, particularly in the colder months.

Double doors open out towards the front of the property and from here you continue through into the formal lounge.

Upstairs, the accommodation continues with two good-sized double bedrooms, along with a further single bedroom which would make an ideal home office.

There is also a really useful additional room currently used by the owner as a dressing room and wardrobe space, giving plenty of flexibility depending on your needs.

The main bedroom is a particularly lovely room and, according to the owner, was one of the features that immediately sold the property to her.

She describes it as a 'calm and peaceful space' to unwind at the end of a busy day. The first floor is completed by a beautifully updated four-piece bathroom, with both a bath and separate shower.

The current owner has carried out a considerable amount of work during her time here, including a full rewire, replacement of all the rear windows, a new bathroom, new boiler, extensive plastering and redecoration throughout.

The utility area has also been completely renewed, meaning many of the larger jobs have already been taken care of. Outside is where this home continues to impress.

The gardens are a fantastic size for a character property, with a large garden area to the side and a paved space to the rear with gradual wide steps leading up to the lawn.

We particularly love the garden as it catches the sun at different points throughout the day, giving you somewhere to enjoy the sunshine from morning through to evening.

There is also a private driveway providing ample off-road parking, which is a real bonus for a property of this age and character.

Brookdale Coach House is the kind of home that offers something a little different.

Full of history and character, but with the important modern improvements already carried out, it has a warm and welcoming feel from the moment you arrive.

Add in the exclusive six-home courtyard, generous gardens and flexible accommodation, and it is easy to see why this has been such a special home for its current owner.
