Knighton Church Road, South Knighton, LE2 3JP

A remarkable three bedroom bay fronted Victorian house set on the highly sought-after Knighton Church Road, one of Leicester's most sought after suburban addresses in South Knighton.

The subject of extensive remodelling and extension, the interior scheme makes use of a tactile material palette of stone, smoked wood and stainless steel.

The house is arranged over three levels, designed to connect seamlessly with the tranquil outside space where a wonderfully secluded garden can be found complete with raised flowerbed planters, a cobbled stone patio area and a range of mature established trees providing immense privacy from nearby properties.

Through a stain leaded glass front door, the ground floor is almost completely open plan and is characterised by natural light that flows throughout the entirety of the accommodation.

Immediately, an atmosphere of sophistication and innovation is evident with the current homeowners applying immense attention to detail to the entirety of the space.

Engineered hardwood flooring fitted by Benjamin James Flooring Ltd pairs nicely with two solid fuel burner fireplaces which are positioned to the centre of the living and dining areas, creating a warm and inviting ambiance whilst original ceiling roses, picture rails and open archways celebrate the rich Victorian heritage of the house.

The living spaces are a testament to thoughtful design. The open-plan layout seamlessly connects the living room, dining area and kitchen, fostering a sense of togetherness.

Following a comprehensive yet thoughtful extension in 2018, an open archway leads to a spectacular shaker-style breakfast kitchen to the rear of the property complete with Velfac double glazed French doors.

Limestone tiled flooring from highly regarded DeVol kitchens benefit from underfloor heating pairs with stainless steel work surfaces and stylish pendant lighting whilst a large Range cooker with AEG hood takes centre position in the space.

Light streams in from above courtesy of three strategically placed Velux skylights.

These architectural marvels flood the kitchen with daylight combining with that of the French doors casting a soft glow on the stainless steel, and accentuating the texture of the materials.

The kitchen is also equipped with an integrated dishwasher, washing machine, fridge-freezer and ample surface preparation area.

A staircase ascends to the first floor, where two well-proportioned bedrooms and a spacious family bathroom lie.

The front bedroom features an original Victorian fireplace to the centre of the space and a large double glazed window to the front aspect overlooking Knighton Church Road.

To the left hand side of the landing, a second double bedroom complete with plush wool carpets is positioned whilst to the far end, a contemporary three piece Lusso Stone bathroom suite includes a freestanding bath with monsoon shower over, vanity sink unit and high flush low level WC, a shelved airing cupboard housing the central heating boiler and a UPVC sealed double glazed window, complete with a vaulted ceiling emphasising the space on offer.

Attentively extended to incorporate a loft conversion and utilising the use of VELUX skylights to brighten the space on offer, a third double bedroom sits on the top floor of the house, configured as an additional living room follows a sensitive yet neutral colour palette coupled with a large double glazed picture window to the side aspect overlooking the rear garden and beyond, completing the accommodation on offer.

The property is also well equipped with a newly installed boiler, fitted in 2024.

Outside, a wonderfully secluded, low maintenance North facing block paved forecourt garden provides an extensive range of established fruit trees, raised shrubbery and flowerbeds whilst to the front, a cobbled stone pathway and established borders provide privacy from the main road.

The previous owners had clearly created a true labour of love, using the highest quality materials, appliances and finishes throughout.

From the moment I walked in, the house had such a calming presence and natural flow — it’s the perfect place to retreat to after a busy day. The sense of community here has been just as special.

The neighbours are warm and welcoming — even the DPD driver noticed I was a new face and stopped to ask how I was settling in!

I had fully intended to make this my long-term home, but a work relocation to the North East means it’s time to pass the house on to its next custodians.

What I will miss most are walks to Knighton Park or Queens Road for coffee, slow mornings in the kitchen, and unwinding in the attic room while taking in the views across Leicester from the beautiful frameless window.

It’s a truly special home, and I hope the next owners will love it as much as I have.” Location: The sought after suburb of South Knighton is situated off the main A6 London Road, towards the southern outskirts of Leicester.
