Guide Price £550,000 - £650,000 Interactive 3D Model Available – Click on the Virtual Tour/Video Link Currently owned by Georgios & Ewa - this immaculate split-level 'house like' Edwardian conversion became their first home together in 2019.

Having already lived locally, Georgios & Ewa (G&E) were keen to remain in an area they loved for its convenient transport links, abundance of green space and strong sense of community.

Seven years later, after investing considerable time and money into improvements, they are now preparing for their next chapter and looking to move closer to family north of the river.

(More from G&E directly below this general overview). Occupying the two upper floors, this home offers approximately 90m2 (970ft2) of internal space.

More like a house than a conventional flat, the property combines generous proportions and practical modern living - while still retaining its character and period features.

A Quick Tour The heart of the home is the stunning south-facing reception room, with it's huge bay window and custom plantation shutters.

It showcases many of the period features that first attracted G&E, including the fireplace, ornate cornicing and the serving hatch from the kitchen into the reception.

The adjoining kitchen is also south-facing, looking out onto the tree-lined street. The kitchen features solid timber worktops and offers plenty of counter space and storage.

The newly installed boiler (in February 2026) was added to avoid any issues for the new owners.

The upper floor has two spacious double bedrooms (one en suite), a central bathroom and a separate study room, which has proved invaluable as a home office - especially when both work from home.

The original stained-glass window (connecting the study and stairwell) is yet another period feature that adds charm and character.

Outside, the four flat owners in the building have access to a communal garden, while the property also benefits from a private bicycle storage area and shared shed storage.

Resident permit parking is available on the street and costs as little as £100 per year - depending on the size of your vehicle.

Improvements Georgios and Ewa have made Across the home, G&E continually invested in quality improvements since they purchased.

The highlights include: Bespoke Hammonds fitted wardrobes in the main bedroom (2019) A stylishly renovated en-suite shower room (2021) New carpeting throughout the flat (2023) Premium timber double-glazed windows installed by Original Sash (2024) A new real-wood kitchen counter (2022) Fitted new Thomas Sanderson shutters in the living room and kitchen (2024) Maintainance and improvement as part of general upkeep to the building (2025) A new Worcester Bosch boiler fitted in February 2026 with a ten-year warranty.

The Building One of the features G&E have valued most is the community within the building.

With a share of freehold arrangement, the owners collectively take pride in maintaining the property and communal areas.

There is a sinking fund, used when needed for general maintainance, which each flat chips in to (included in the overall charges).

A shared WhatsApp group helps ensure the building is run smoothly, and the neighbours have always been friendly and supportive.

The Area Eliot Park is perfectly positioned between Blackheath and Lewisham, giving residents the best of both worlds.

Blackheath Village offers an excellent selection of independent cafés, restaurants and pubs, while Lewisham offers comprehensive shopping centres, major supermarkets and exceptional transport connections.

The Heath itself and Greenwich Park are both nearby, offering acres of green open space for walking, running and outdoor recreation.

The area is also home to popular fitness groups, Pilates studios and sports clubs which G&E have been members of since they moved here.

Transport Links Living on the Southern edge of the Blackheath conservation area means you’re just a 500 metre walk to Lewisham Station (Zone 2), offering: Fast trains to London Bridge (10 mins), Cannon Street (16 mins) & Charing Cross (20 mins) DLR straight to Canary Wharf (20 mins) & Bank (29 mins) Quick access to the M25 and key routes across London G&E love the fact that with Lewisham being the starting point of the DLR line, often makes it easier to secure a seat during peak-hour travel and many don't realise that Zone 2 is actually the same price as Zone 1 (so it cant be any cheaper to get around).

Early viewing is advised to get in before it goes! Council Tax: Lewisham Band D (£2,237.33 p.a) Total Service Charge: £2,438.72 p.a.

(includes sinking cost contribution, building insurance, gardening services, communal electricity and admin costs) Tenure: Share of Freehold EPC: E (Expires 2028) A few words from Georgios and Ewa directly: What features of this property appealed to you when you were buying?

It gives the feeling of living in a house rather than a flat.

We also loved the period features, including the stained glass window and fireplace - which we've loved especially for cozy winter nights in.

Since moving in, what is your favourite thing about living in your home?

The main thing is that it is a bright, pleasant space in a lovely period house in a nice street and while quiet, it offers super convenient access to public transport and green spaces around the corner.

What is your typical commute to work? How long does it take? Our typical commute to Canary Wharf takes around 20 minutes via DLR. London Bridge is around 15 minutes by train.

There are also direct services to Cannon Street and Bank for commuting into the City. How are your neighbours? The building is mainly occupied by friendly professionals.

We all get along very well and have a shared WhatsApp group to help manage the building smoothly.

As the property has a share of freehold, everyone takes pride in maintaining the building and communal areas. Best local parks?

The Heath itself is a fantastic open space for picnics, running and outdoor activities throughout the year.

Greenwich Park (or should we say Royal Greenwich!) is another beautiful green space with amazing views across London. Best local cafés?

Blackheath: 15 Grams has some of the best coffee in the area, along with delicious small bites.

There is also Gail’s, which is always popular, Madeleine's Creperie with its delicious homemade gelato (be prepared to queue!), and Jade Boulangerie with amazing pastries.

Lewisham: Resta Coffee serves excellent coffee, pastries and sandwiches, as well as smoothies that can be made with added protein, especially convenient after a workout as it is located next to PureGym.

Also, there's a trusty Pret next to the station for a coffee or a sandwich.

Just at the bottom of Lewisham Hill, next to the railway bridge, there's the famous Maggie's cafe, a local staple for more than 30 years, offering reasonably priced classic full English.

Best local sports clubs/gyms?

“Level Out” pilates studio in Blackheath – great reformer classes “Blackheath Bootcamp” – affordable and fun workout in the park “PureGym” Lewisham – just a gym but clean and well equipped and we go there since we moved in Best local pubs?

Our favourites are The Hare & Billet for its food and live music, and The Crown for a great Sunday roast.

The Princess of Wales is also a lovely traditional pub with plenty of space and a relaxed atmosphere. Best local restaurants?

The Ivy is part of a well-known restaurant chain and offers excellent pan-Asian fusion food, although it is on the pricier side.

There is also Côte Brasserie, which serves French cuisine, and Buenos Aires Café, an Argentinian grill restaurant. We also enjoy Everest Inn, a Nepalese curry house with amazing food.

The Khan Indian Restaurant and Taste of Raj both serve fantastic Indian cuisine. There's also a lovely tapas restaurant (Los Tziganos) and a family run Vietnamese restaurant with lovely Phò soup.

There's a nice dumpling shop next to Lewisham shopping centre called Momo dumpling and a great sushi shop called Iro Sushi next to it.

Also at the bottom of Lewisham Hill there's a lovely Turkish restaurant with great kebabs and other lovely dishes. Great for a quick takeaway pick-up if you're feeling lazy!

We hope you love the home as much as we have. Any additional questions, just ask Matt (the agent).
